Affordable housing Dunlaoghaire Rathdown-Parkview, Belarmine & Thornwood

This is most interesting news indeed! were you just directly registered with Landmark then?

No one of the girls in work sent it to me, she had received it from a friend who received it directly from someone in landmark - email address and all is still on the email so presume its real!

There will probably be one apartment for 325k and one apartment for 365k. Usual developer / auctioneer advertising to get people in the door before finding theres another 20 - 30k on the prices.

I presume if we have sent back our acceptance form it is too late to dispute the value with DLRCOCO - perfect timing!!

Wonder if they waited for everyone to accept first?

Whats the bets now they'll be rushing for us to be closed for May 14th?!

That would actually suit me though I don't like that my apartment has dropped by €25k before I even sign the contract.

I don't need the car space, can't drive and don't have a car, so even the saving of €23k is no great shakes.

Well, Stillathome, at least the car space is something you can possibly rent out - I have a car so will be using mine. That date for closing would suit me too but I'm not happy about the apts being devalued!!!

Has anyone got on to DLRCOCO yet to see if there is anything that can be done about the claw back?

I would think they still want to get rid of the apartments to us and as we haven't signed our respective contracts that there is the outside chance we can dispute the market values they quoted earlier this month????

Personally, I'd really like the amount they are selling them to us to be reduced!!! The only thing is that that could delay things with our mortgages etc. That way they would at least be a bit more 'affordable' than the price Landmark are now quoting!!

I can't ring from work but will email the council and see if I get a
response.

I don't mind a delay if I got the price down.

If anyone hears more let me know. I am de-snagging today then (fingers crossed) signing with the solicitor...stress!!! this really puts a spanner in the works!

Are you signing and closing straight away? Wow, thats quick :) Best of luck with the desnag, let us know if they did it all for you. I'm desnagging tomorrow and then I'll aim to slgn and close in a couple of weeks (have to co-ordinate everything).

I asked a solicitor friend of mine about it (not the one handling my contract) and she said that as we have not officially seen those prices we don't have much of a case at the moment but that if those prices are advertised, for similarly sized apartments, before you sign your contract you can ask for a revaluation but it could risk a big delay.

My friend also said as she has not dealt with an affordable housing contract before she does not know if the letter we signed with the council is a binding one or not.

I sent an email to DLRCOCO asking about it but have had no response, or read receipt.

I'd love to sign within a couple of weeks, have my furniture ordered and waiting for a delivery date!!!

I haven't heard back about the desnagging yet but, according to their terms, they had until today to rectify the issues raised at inital snagging.

I am just a bit anxious about the price now based on that email. I don't have any intention of selling the apartment before the claw back ceases to be a problem however never know what is going to happen in the future so I would like clarification on the MV first.

Another thing, if the prices are that low are the prices we are being charged inflated too?????

Ok cool... keep me posted!! Not sure what the story is I am signing something this evening that will allow me get a cheque issued from the bank and then it'll be a few days after that for the real signing..... I'm learning as I go!

Excitement! Hopefully the desnag will go well. Stillathome........you have your furniture ordered already?! I've yet to do that. I have a few bits but still need the big stuff and am very wary about ordering stuff like sofas etc for size.....I do have the plans and even a program I downloaded to help with that but just ain't sure :)

EBS have raised their rates [broken link removed]

Actually 5 days ago but not sure if it affects us or not:
The rates shown above apply to new business from 24th April 2008

I went to my viewing prepared and brought cut outs in various sizes/dimensions for the sofa, bed and tv stand. Some were too big, others too small and the ones that seem just right is what I have gone with to order. I have nearly everything, just a few small bits and the main TV and stereo to get.

The bedrooms I'm happy with, its mainly the layout of the living room and how much to get for there. Did you try put in a table as well as a couch and tv stand? (I don't have a cube in the living room so don't have that bit of extra space unfortunately). I have ideas of layouts with the furniture dimensions but when I was up there to snag the room just didn't seem like it would take they layout I had come up with so I'm going to wait and do cutouts the sizes of furniture and take it from there.

Interest rates with EBS. Great :S Must ring the broker and see how it affects me.

I have a cube so a table and chairs will go there. In the 'living room' I will have a two seater sofa, arm chair and narrow sideboard/display unit for the dvd player etc.

I am not in a rush to get a table and chairs yet as everyone and their dog wants to come over when I move in and I know they will all want to stand in the cube and look at the view so I can get a glass table (that folds down) and chairs at a later date.

I am a shopaholic so have been planning this day and night since I first got the letter from DLRCOCO! :)

I'm with First Active, waiting to hear about any changes to my inital quote which I got in February.

Affordable housing!!
