I would also remind everyone that its very rare to go along to a desnag and find everything done! As in not even attempted, never mind done to satisfaction.

The conditions of leases can be strange at times. It often comes down to whether or not the rules are inforced, eg. a walk around the complex shows lots of bbqs on balconys. My solicitor recieved the lease on Friday so I've yet to see it or hear his thoughts on it.
 
Hi rabbits, what was the big things that you put on the snag list? i'm doing it myself next monday so any help would be great!
 
The thing with big things is that they would probably be different in every apt. There was a lump out of the balcony door frame, a pipework thing in one of the bedroom walls that needed to be redone completely, tiles missing, light fittings missing.....stuff like that. You just need to look at absolutely everything.
 
A few people have had leaks and issues with the windows/double-glazing too. Be very thorough.
 
My snagging went well yesterday and no major issues were found by my surveyor, just a pipe that needs fixing/replacing and the rest is all really cosmetic.

Some things that hadn't been finished when I viewed on April 4th were still not finished (such as number on door etc) so surprised they hadn't done them before the snagging.

Just wondering if they (Landmark) stuck to their seven days and if everything was taken care of.
 
It took me a week just to receive a copy of my snag list so I think it may be another week or two. They are fond of creating a lot of hype and then not following it through.

I got my snag list, but that was from my surveyor, have had no acknolwedgement from Client Services.

Did people not get a list of snags from the guy who was writing everything down as he went? At the end of mine he just went back to the office for 15 mins to hook up the laptop and then came back with the list. Was this not the case for everyone?
 
Same here, the battery died on his laptop 5 minutes into it-it was then handwritten and was missing about 15 items when I got the list back.
 
Might explain why he brought the charger up with him then and kept it plugged in. Was a good way of checking that the Power was working!
 
Has anyone that snagged over a week ago now heard anything back or been told anything about how long they expect to take?
 
Well according to the engineer its supposed to take 4 days to a week for the snags to be fixed! I would hope maybe de-snagging next week and really hope the keys before June now.

That is depressing. Means our affordable home really is not affordable at all as that price is a drop of €25k on what DLRCOCO priced my apartment at just one week ago for their claw-back.

Means Landmark could actually sell us the affordable homes at a lesser amount.

I presume if we have sent back our acceptance form it is too late to dispute the value with DLRCOCO - perfect timing!!
Wonder if they waited for everyone to accept first.

Effectively if it is like for like (I believe these are cubes7) means that the councils valuations maybe out by around 100K! However the prices quoted above could be for the smallest 2 bed etc, still it means this has devalued our places before we even move in!
