I sent an email to DLRCOCO asking about it but have had no response, or read receipt.


Rang DLRCOCO and they are now aware of the reduced prices for Cubes 7 as they have received a few calls. They only valued the apartments at the start of April and will not be revaluing them again.

Landmark can sell at whatever price they want, can be under the market value. We get a car park space included and the cheaper apartments are probably on the lower floors/not a great outlook etc.

I found out an hour ago that my bank's valuation was €5k more than DLRCOCO one.

I don't think anything will happen with revaluing unless everyone kicks up a fuss, and probably gets their solicitors involved. I'm happy either way; will challenge if others do but also so happy to get an apartment and not buying as an investment that I am happy to accept the claw back value too.

Ok so snagging is done.... I've met with solicitor and now I'll waiting on a green light. apparently the solicitor was waiting for some pack from the council..... god know how long that will take! is everyone else happy?
 
Did he say what was supposed to be in the pack? I noticed in the loan offer letter that they need copies of the block insurance and all that sort of stuff as well but not sure exactly who sends or asks for that.
 
That was in the pack that was sent to the solicitor (mine gave me a copy to give to the bank). It's so hard to know how longs things are going to take!
 
That would be the charging order sheet detailing what % the council own and that has to be signed off before closure. Unfortunately that was apparently due to be sent the week after the valuations and still hasn't.
 
Joy. As soon as my snagging is finalised I had planned to book closing asap. I hope this isn't going to be another needless delay!
 
Hassle the council :) Its sitting in a desk waiting on the council administrator to sign it and send it off. I rang them today and that was the current situation.
 
Anyone buying in Parkview? I had a viewing recently and am gutted after seeing how small the apts are. I wouldn't mind if it was just that they're small, but the way they are laid out is really stupid. We are couple but there is not space for even one wardrobe in the bedrooms? The storage area in the hall would be taken up with washing machine if it will even fit. No room for a table in the kitchen/sitting room. I would live in a small apt but they must be counting walls and balconies in measurement because what I saw was not 67sqm. Anyone else viewed? What do u think? I would take it if I thought I could store my clothes and had somewhere to eat my dinner?
 
hi Susie, when did you have a viewing and which block were they? I saw apts in block one and some were v small and others were more acceptable. A lot of the bedrooms were quite small, well the second bedrooms anyway.
 
I viewed a few weeks ago. They were the 'leftovers' of the first viewing. Very disappointed. If I was single I'd accept them but there's no wardrobe space for one person, never mind two. I really wanted Parkview but I just can't see a way that two people could live in them even throwing out half of what we own. I marked out a double bed in one room. If you put a wardrobe in too you wouldn't be able to open the door of it, never mind lockers or anything.
 
hey ya i saw them too, and yes some of them are very small, and i dont think they are the sqm they say they are. how about chancing your arm. if those apts are the ones left over from the first viewing why not ask them for a reduction in the price.
 
They said they are getting new valuations on market value. If I don't take apt someone else will. There are lots of people who will want them. What I got to view is just too small for two. Maybe a single person would go for it?
 
I know one or two have been but is everyone ringing the council about the charging order sheet for Beacon? Apart from desnagging........thats the thing that is delaying things now. We probably need to all keep checking in with them regularly to keep the pressure on to complete this.

My loan offer letter only went to DLRCOCO at the start of the week so I guess it will take another week or so for them to get in touch with my solicitor.

And I am still waiting to de-snag as they only phoned yesterday about it so have to organise that for early next week.

Pardon my ignorance but what is a charging order sheet?

For anyone who de-snagged; is it ok to still get a look around your apartment at the time?

I have my surveyor going up on Monday afternoon but would love to go back myself and take a family member who hasn't seen the development yet, do you think that would be ok?

Was going to ring client services to ask but wasn't sure if it was a runner to begin with.

Yes they are getting new valuations done at the moment. I rang up serveral times to see what was happening. & to everyone who is buying in the BCS cheers for working so hard to get the valuation reduced, by the time they came to Parkview they pretty much knew what was coming.
