    For 2008 interest from date of first letting to 31 Dec 2008 is allowed. The interest restriction only came in on 7 April 2009, so for 2009 81.58% of the interest would be allowable. All years thereafter it's 75%.

    SW income would entitle your wife the the PAYE tax credit. Call SW and see can they pay the pension directly to your wife. Problem sorted.

    You need to be reg for income tax for the Form 11 to be available. Call your tax office and they will sort out for you.

    Or just tell the new employer you don't have a P45, ask them for their employer number and call Rev and ask them to issue a new cert for the new employment.

    Although technically you could be hit with a penalty for late filing - very unlikely. If there is no liability when filing the F12 then no surcharge will apply and the 31 Oct' deadline makes no difference.

    If current mortgage on your PPR is 50K and you get a further 200K loan to buy investment property then: 1. you can continue to claim TRS on the 50K and 2. you can deduct 75% of the loan interest on the 200K from your rental income when calculating your taxable rental profit
