drove by yesterday road was being laid and garden paths are down just the wall to be finished in the garden
 
Hi Guys :)

I completed my snagging yesterday and I am delighted with the house. Except for two tiny things everything is perfect. Can't wait now to move in. Have you guys done the snagging yet?

Tom told me yesterday that ESB are now expected to come 1st week of August. Then the houses will be viewed by a DCC surveyor (which he said shouldn't take long as he's seen hundreds of houses before and knows what to look out for) and then we can get the keys i.e. close the sale :D

i went to sign my contracts yesterday however didn't get to sign them as they never gave a detailed breakdown of the clawback charge in it they just had in it that there was a claw back charge if sold within a 20 year period and we didn't feel it was a good idea to sign because they hadn't got in writing what the percentage charge was and over a particular breakdown of the years etc.. was anybody elses contract like this we just felt if we ever did want to sell that we would like to know exactly what we would have to pay back ye know!
they also said once we did complete the contract then we would get a booklet about the clawback etc.. felt that this was a bit too late to inform us of the clawback when we'd already signed thats the impression i got from the wording could be wrong though so my solicitor advised me to wait that he will get something in writing to attach to the contract so its legally binding

did this happen to anybody else?
 
Ok a lot of us have done and probably forwarded our snags.
I know some haven't due in part to a lack of detail at contract signing time.
This being there was no real guarantees to clawback % and term.

So first question : Is it unreasonable at the moment to ask for a re-evauation on the market value ?

Finally when do we really think we'll be in ???? I know this is the burning question but we need to pack, give notice, get ready etc. I work from home also so need to know when to stop taking work in etc etc

Anyhow bets are out.....

That's only 2 weeks! Do you really think we'll be in that quick? Don't the council still have to do their gas & esb snagging and the esb isn't done yet??? I'm all set to go too, but I was thinking more Sept...:confused:
 
when i did my snag-list (23-07) tom told me that ESB will complete their work 1st week of August (which is this week). he said that the week after the council guy will go into the houses and complete the electrician, gas and water snagging. tom was very confident that this will be done & dusted within a day as all the houses are identical and the guy from DCC has done it a million times (so he said). he also reckoned that we can move in right after that which means - technically speaking, it should be by latest mid august. practically speaking - i've given up to keep guessing as the original month for my house was may :(

I've given up guessing too!! I just thought the site was closed this week for builders holidays...tom told me last week (when I did my snag) that esb were onsite that day, but they were laying cabling for a 'loop' system but hadn't yet told him when they'd do the houses...
I'm so fed up ringing and this weather today (lashing rain again!) has me in the doldrums!!! I sooo wanted to be in before my little fella went back to school...I'll try to stay positive though!!
 
i went up there last week

the fella let me drive up to the house the gardeners were in seeding the soil and that and the fella said last thurs that esb were powering up the sub station on the friday 1st of aug (the next day) don't know whether it was done or not now!
when tom rang me in may and said everyone would be in by june i start laughing and said so you mean september and he said no hopefully july latest then in july he said mid august so i wasn't far off sep i said to him you know what builders are like once the building is done everything seems to slow down but it will happen soon enough i'd say anyone else get their electrical stuff i didn't thought i'd wait until i was in and building insurance did anyone get quotes or anything don't really know how the building ins works ?
 
ya its a tricky thing with the interior i.e. electrical appliances etc. i haven't ordered any yet and i am raging that we're still not in the house because i keep seeing great electr.appl. offers everywhere! :mad: i have a guess that when we have the keys we can pay the full wack for these things...*grummel*

in regards to the home insurance. i took one out now with 123.ie. its € 313 for the year is index-linked, incl. the usual fire, flood and outside damages cover and also incl. AD. i put down august 20th as the start day BUT was re-assured in writing that i can change the date whenever i know for sure the moving in date. fingers crossed i will only have to change it to an earlier date!

can anyone answer a question for me please? If the things are listed on the special features of the brochure of the house, then everything should match up, dont they? can the builders/DCC turn around and say no, they are not included even they have been listed on the brochure i got, such as wall tiles and shower doors/screens?
 
i suppose they should if their listed on the brochure

although what brochure did you get ? i don't remember a brochure with listed features i got a page from tom saying what you get and don't get it wasn't an awful lot that you did get and i'd rather they didn't give the doors in the sitting room to be honest does anyone else feel the same about them doors and kitchen tiles

j59 - do you have the 3-bed-room house with the sliding doors? i've seen them when i picked my house and thought they were aweful alright. i have the 2-bed-room house and no sliding doors, thanks god. my kitchen is much smaller though with blue tiles. i first didn't like the blue but seen it a few times now and don't think they're that bad at all anymore. you grow on it :p
i also got shower curtains in the bathroom as well as tiles (but not on the floor). i don't know what eskei meant with brochure. i only got a letter confirming my house number, address, # of rooms, drive in etc. no exact details.

yeah i got a 3 bed begged him to take the doors down but they won't have to do it myself they are the biggest eye sore i've ever seen and their on a racking system which means you have to take the whole lot down thinks its going to be a big job plus because the doors go from ceiling to floor you have to get a partition down some of the way because they are bigger than the standard door frame ye know and its going to be difficult with the flooring leaving them up because there's not much room to play with from the end of the door to the floor its all about "creating space" the architect said! don't care their the first to go and plus they don't even have a handle on them the weight of them and they put this little hole in them to open and close them i could go on all day about them but i'm trying not to think about them any more or i'll go insane honestly ha ha !
 
:D i know exactly what you mean. when i picked my house from the paper (back in december i think it was), the only "show-house" i could look at (at the time) was the 3 bed-room-one and i was worried in a way. i didn't know how much different the 2 bed room ones are but i am glad now that my house has proper doors. i don't know what the architect was thinking, to be honest, certainly not of creating space! well at least you have a bigger kitchen and hey how boring would it be to move into a perfect house, ey? :p
love to see the end-result of your restructure though but let's get the keys first. i haven't heard anything back (regarding ESB) from the builders yet :(
 
yeah you're dead right it would be a bit boring :)

i'm actually still waiting to get my letter to do my snag did you do yours yet was there much to be done on the snag if you did?
 
AAAAAGGHHHHH!!!! I'm still waiting to do my snag sent the contracts back about 3 or 4 weeks ago there was a bit of a delay solicitor never sent back the undertaking or something...I don't really mind as we're getting married 3 weeks from today so it would be a bit of a squeeze trying to do everything..but it would have been nice to start off married life in our new home...boo!
