clawback percentages for citywest plaza?

I have that name from the mortage company as well but I think I am going to get a family friend who is a builder to look at it. I also have a friend who is a plumber. I might as him to have a look as well.
Can you let me know if anything unusual comes up?

The road is built but there are gates across it which they can't leave there for ever. Maybe they will put bollards up or something? The patch of grass (that we are paying €2000 a year to have cut!) looks like it has been tidied up a bit as well.

i was talking to the solicitor today and i have made an appointment for next tuesday to pay the deposit.

I told her that i have heard nothing from the builder regarding snags that i have arranged to do one with lorraine and in fact i dont even know who i am to give the snag list too.

I asked her about the car parking space and she said that we didnt actually own them but we had exclusive rights to them... she said each apartment has a designated space marked out on a map that she has and it was her understanding that the numbers would be marked on the ground after the contracts were signed (and the deposit was paid)

she had also heard from another client that they were painting on the ground (but i did not see that yesterday).

I said that i would write it on the snag list and see would anything be done.

she also said if it became a real problem we could get the management company to put up a barrier but that would cost us.

A friend also said that the management company fees may have gone up cause all the units are not sold (lets hope that they get sold so)
 
Hi Actionmags.

Got my valuation. It came in at €280,000. Now the solicter thinks that the councils valuation of €280,000 was clerical error and should be €285,000 which means a slight increase in the clawback. I think that if the council gave me a clawback letter that states €280,000 and EBS have valued it at €280,000 nothing should change.
I am so stressed out with this now!
 
i dont think that the council will make a mistake like that... after all if i am paying 207 for mine and its valued at 285 and your is a little cheeper it makes scense that the valuation is 280

smaller square footage and all that

all the council has to do with ours is set up the appointment and give the clawback letter.. i think the solicitor should hold their horses

does it make you feel better that the apartment was valued the same by the bank as the council.

my bank valued my apartment at 280.

that clawback is with regards how much of a discount you are getting on the apartment and if the council have said it was worth 280 they are not going to raise it.

i did the snag list on sat.... all just minor things,, the paint in the rooms seems to be mixed and the bath taps are leaking .... i will type it up and let you know how long it is.... oh and some of the heaters the wires connecting them should be behind the wall and they are not.

i understand about the stress the night before the snag i was grinding my teeth all night and ended up with a migrane

I am going to request a copy of the valuation from EBS.

Ok so nothing too serious on the snag then. What happens next? Do the builders rectify those problems?

i am not sure what happens next regarding snag.. to be honest i dont even know who to give it to. i will email lorraine tomorrow about it

it is 7 pages long but i think it is like a bartering system you put tons down and they do the important ones. the paint seems to be 2 toned in the apartment (i didnt notice this) and i reckon they wont fix this but if they fix the leaky tap... if you like i will send you a copy of mine so you get the idea... most of them are very anal retentive things. but on a happy note i did like the apartment when i went back to see it and my cousin who was doing the snag brought his kids and they were in the sitting room making noise and i could not hear them in the rest of the apartment (great test for sound proofing)

also the first thing on the snag list is no numbering on car parking spaces

i am meeting with the solicitor tomorrow to pay the rest of my deposit,, so i will let you know how it goes.

the more i think of it the less i think that the council will have made a mistake/or will change their valuation... they go by the value of the apartment when they sign their contracts so if they were told 280 its 280 ect. also i think they are working through so much affordable housing they just want rid of you.
 
so i went and signed the contracts woo hoo i am a grown up, feel a bit deflated actually, it could take about 6 weeks which is fine by me the further the dealy the better

i had not check the planning permission for the area but today in the solicitors its on that map that the area at the back that is just waste land seems to be owned by the center so that is good.

also she has car parking spaces marked on a map, so i am going to email lorraine and see what is the story about them being marked

I have been so busy in work only checking in now!
I need to arrange my snag as obviously the builders won't contact me so if you could email or PM me that list that would be a big help.
The 6 week thing is good in a way as it gives you an extra bit of time to save. I am not planning to move in until after Christmas anyway so that suits me fine.
The numbers on the car park spaces is definately a huge prority. It's getting exciting now don't you think?
 
I was talking to the solictor today and she is mad to get me to sign the contracts. I really don't want to sign anything until the snag is completed in case there are any issues as I will have no comeback but she was very forceful and a bit angry to be honest. I am really not happy. This just adds to the stress. How did you find the solictor actionmags?
 
well actually i found the receptionist more forceful, i thought that once i signed it would be two weeks but it turns out it will be longer.

i signed but told her not to send of the contracts to the builders cause i want to check for planning (but i think that grassy area at the back is owned by the shopping centre cause it was marked on the maps the solicitor had so that is the only area that would directly affect us). i think the council have to release the contracts to the builder so that will take a while too

i think with the whole thing people want it all wrapped up cause they all want their money its as simple as that, if you are not ready...take your time... just tell her you have some meetings with the bank to sort out and you will ring her next thursday.. to give yourself time.

i dont know who to give the fecking snag list too i e mailed lorraine and one again ignored. no wonder the fecking celtic tiger bit the dust nobody wants to answer our questions..... once again this is the thing that is annoying me the most.

about the snag i asked the solicitor what the story was with the builders what if they dont fix things on the list (cause i was told not to sign if they dont fix the important ones- but that they will not fix everything) and she said they seem to be good .... and on that note one day when i was up there with the mortgage broker i drove in and was grumbling about the lack of car parking spaces and there were builder types going into the apartments

Hi Actionmags and Jinnyjojo I am in the process of purchasing an apartment in Citywest Plaza in the Green block but I am very concerned over the management fee's as much more of a hike in them and I would find it difficult to maintain the payments.Would you be willing to look at alternative Management companies for next year whenever that will be.Also would you be able to P.M me the name of the Builders who I send my snag list too please.Thanks.

I am most definately in favour of getting rid of that management company. They are a rip off.
Some good news that the mortgage relief for first time buyers has increased and the interest rates have gone down.
I will PM the builders details to you.
 
P.M sent Jinnyjojo,can anyone tell me exactly how much the Management Fee's are for Citywest Plaza I had originally been told they were 1500 by auctioneers I then rang Management company and after originally telling me they didn't serve our apartment block a girl there informed me it was 1805 euro and then auctioneers rang to second this price.So just wondering has anyone actually got a definitive price yet?.Thanks.

Hi Persuader- Like you I was originally told €1500, but now it has jumped to €1950. It turns out that we were given last years prices. I have heard of people who only pay €800 so we are really being ripped off. It is almost certain that the prices will go up again next year so we will definately have to get rid of the managment company before that happens. I would imagine that it shouldn't be too hard to get everybody on board with us if it saves almost €1000 a year.
