Affordable housing Dunlaoghaire Rathdown-Parkview, Belarmine & Thornwood

I wonder if there will be any kick back from people living in Beacon about the social housing... I doubt it was part of the big glossy brochure or the 'lifestyle' they bought into!!
 
It's just so hard to know. but as far as resale value goes the more social housing the less we will get for our apartments if we do sell them. does anyone know anyone in the council that can give them a straigh answer. I think this whole process seems very unfair. this is the biggest decision of our lives and I think we have a right to have all the facts before we make a decision.
 
Well, did you all get the mail from Sherry Fitz? it looks like the council read our minds, sensed people were having their doubts and so suitably hyped it up, threw some pressure on top with the "first come first served" and have their fingers crossed we'll be queueing outside on Jan 9th with 3k in hand, forgetting about all the queries we had re social housing in the panic! Not happy!
 
Its a pity its all over Christmas....I'm still waiting to hear back about my AIP to send to the council. Are you all waiting having done that ages ago?
 
There shouldn't be much of a delay with AIP, we just went into EBS in Dundrum and got it on spot, you only need to get it for 300k (how much u need for property). It's not official approval so there isn't a need for paperwork etc
 
just spotted the email now. I telephoned the Adam guy and was told that they now have 112 units. I'm getting more and more confused with the whole thing. He would not tell me about floor area or anything else. He did say he had viewed them and that they are quite nice. All the usual auctioneer spin. I think they are rushing to move them as they know indications for 2008 are bleak AIB increasing interest rates etc.

He said they would not be releasing any floor plans/drawing in advance but I could look at the BSQ web site.
 
Well it looks like they must be opening up Unit 7 if its gone from 70-112 units!
BSQ know it will be hard to shift these next year so best to get rid of them under affordable schemes!
 
I am really beginning to lose faith in this scheme. the only clarity I am getting is though this blog. I'm not even sure it's worth it anymore.
 
Just off the phone with Adam - he said 104 apartments are in Unit8 (they must be real small) - 20 of these are social housing. 84 of these are affordable.
 
Also I was told the deposit for the apartment was 9k not 3k? does anyone have more info on this? (I'm going for a two bed)
 
Sorry I know this is probably a stupid question but is the AF block going to be 'The Cubes 8'? does anyone know where to get floor plans for this block?
 
Apparently its just block 8 and the only floor plans you'll see are on the day of the viewing!

Just a quick query. What in general have you been quoted for solicitors fees? I'm just starting to shop around now. Dont have one already so just looking for a cheap one!!
 
I am hoping to go for a fixed fee solicitor - they are usually less than €1000 +VAT+outlays, so approximately €1500.
How much are the councils fees?
 
Just came across a site - moving.ie which offers €895 + VAT. Dont suppose anyone has ever heard anything about them?
 
I came across floor plans for block 7, 56 apartments, think the two blocks roughly the same size, does anyone know if there's one floor more in block 8? otherwise it doesn't bode well for the sizes in block 8! From what i can rememer last time I went snooping, the shops and carparking extend under the two blocks and they are the same height.
 
I really don't know how they will fit 104 (todays quote 140 apartments!!) into block 8 based upon similar plans for block 7, they must be real small.
In addition when I called today - the person standing in for Adam confirmed that there are 140 (not 104 though this couldn't be the case!). He also says there is a mixture of 1 bed and 2 beds (I was told 2 and 3 bed before)!
So really there is very little real information out there. I just can't see how they can physically get that many apartments into a block the same size as Unit 7.


What I am most annoyed with is the fact that we will have to make our decision then and there on the day, not receiving the plans or any concrete details till then. This and the wording of the e-mail invite to me looks like a push-push tactic - trying to get a haste decision made.
