Monos I'm only waiting for a viewing too... I believe in planning ahead! By the time you accept initial offer it might be too late to start renegotiating the market value. Lucie and Ruby on this thread have viewed both and confirm that the finish isn't the same. I've looked in the windows of the afforable apts and you can see that it's a cheaper finish from outside. I'd get my hands on the current price list if I were you, we'll be needing it when it comes to valuations and it might not be available in a few weeks if they sellout.

the voluntary housing part of the social housing run by cluid for parkview, has no management fees as far as im aware as the voluntary housing apartments are actually owned by cluid rather than the council and can never be bought by the occupants. basically any issues with regards to the apartments have to be referred back to cluid. there is a service fee but its minimal.

It was a guy from Landmark who said that and from their point of view it is, just depends on DLRCOCO.

Also, I heard yesterday that the concierge's have all been given a weeks notice and the security staff numbers cut in half so looks like the residents are not going to get the service advertised and it makes me wonder what the annual charges are covering if it's not going to cover a concierge service?? Maybe our chargers will reduce ?!

The bank did a valuation on my apt got the letter in the post on Friday, they have it valued at 370K so i rang the council and told them my situation. The girl said just send in a copy the report to them to have a look at. So its in the post, and I got the feeling she was well use to people ringing in with the same complaint. THe council have it priced at 425k, big difference. Plus the management fees well on the letter it says up to 1,800. I would say it goes by the size of your apt. So that would be the max you would have to pay. is that right? I am praying that the council will reduce the price down to 370K. is anyone else in the same boat as me at this moment in time???
 
Hi Ruby, it's a difficult position to be in alright. I don't think they're even worth €370k. I am seriously wondering to go ahead with the AH or buy myself. Obviously can't afford stepaside on my own, but places like City west, leixlip and lucan are now more realistic prices and at least you'd own the place outright.....

Tough decisions ahead!
 
I just hope the council will lower there valuation. I wont be selling the apt, so in long run it doenst effect me as such, but all the same who knows what the future holds so it would be in my best interest to get it lowered.
 
Hi all, I put a booking deposit down for BSQ last friday and the bank are sending out a valuer, does anyone know who you contact in Landmark to arrange this??

Also does anyone have or know where to get hold of the Management agreement? The fees are excessive and there are rumours now that all the concierges are being let go, has anyone else heard this?

Give your valuer the following number in Landmark:- 01 4824180. Adam or Abdullagh will schedule a viewing.

Please note the banks valuations are usually not worth the paper they are written on, a lot of the time the valuers don't even get out of their cars. They seem to have a duty to overvalue the properties so as to enable their bank to lend. My bank's valuer valued my BSQ apt at 580k which bears no relationship to what it is worth. In BSQ some purchasers engaged an independent valuer to value the property and their valuations were forwarded to the council.

In BSQ the council were quite fair and did review the valuations downward. The real Parkview is lovely and looks like something you would find in Manhattan. I don't thing the council's Parkview is comparable and their market valuations should be considerable less.

The management company agreement may be available when your Solicitor receives title documents in respect of your property.
 
I'm glad to see that bank's valuations on Parkview are coming back cheaper. Someone posted a thread on buying out council clawback in D.15. When buying out they had to go by an IAVI valuation. It would be worth asking the council what valuation they will require to buy them out down the road - I'm guessing it's an IAVI one, which means that they really should accept such a valuation now.
Good luck with the negotiations Ruby Penny. I agree with Lucie that they're still not worth 375k but I imagine that's about as much as you could hope for. I'm also guessing that they'll reduce the clawback but not the purchase price - I think that is what has happened in other developments.
As for to proceed or not, we're not going to make a loss - I would just like to see the council brought to account on this, it's very unfair to people buying.

As far as I know you have to wait until you receive your official offer letter from DLRCOCO stating the apartment number etc before you can arranging a time for the valuer, at least that was what I was told on Friday.

If you discover different please let me know.

As I posted yesterday, the concierge's have been let go and security staff halved, though BSQ are looking for new contractors.

I think they will let you value the property once you have paid the booking deposit. That was the case for anyone who paid booking deposits in January.

With regard to the cut backs in BSQ. I assume we can either have a low service charge and a low level of service or a high service charge and a great service. I'd imagine we can't have both.
 
I am waiting on my mortgage offer letter to send in. The bank valuation is being done this week. Apparently there are a lot of valuations being done this week according to the guys in Landmark :) Have you sent yours in?
 
Snagging is a little way down the road yet. I sent in a copy of my loan offer to DLRD CO CO about two weeks ago. They have not let Landmarks Solicitors issue contracts yet as the council have still got to do a final sign off.
 
I reckon once Landmark gets the go-ahead it could be anything from 3-4 weeks. However it really depends how long its going to sit on the council solicitors desk!
 
meant to ask did the bank get back to anyone with a valuation for a two bed duplex? (just to get an idea).
