No size on ad, maybe cos it is smallest size apt, guy said it was good size compared to others but can you believe anything these people say?!
 

Hi all, I was due to view next wed too but I have decided against buying too...number of reasons. Anyway, my friend has a place in block 6 and the living space is generous but the bedrooms are ridiculoulsy small - imagine a metre or so on either side of a double bed, if even. He told me that when they did the plans at first 3 years ago the bedrooms were bigger but then the planning people came back and said that the living area had to be bigger so they sacrificed bedroom area. You would still fit a double bed in each room - but I really don't see how anyone would get say €750 rent for it like they have on daft at the mo!! Madness!!
 
I like the way the pillows are squashed together! There are a few where the bedrooms look ok but a lot that dont have pics of the bedrooms (wonder why). Do estate agents normally allow weekend viewings? I think I might try your trick monos and try do a few on saturday. I've managed to convince myself about everything bar the bedrooms - the location is a major thing for me as I'm travelling quite a bit with work and close access to the luas is also important.
 

Monos - that's a carbon copy of my mate's apt I mentioned above, must be pretty standard so!
 
Also just another point I noticed this evening - there seems to be more apartments to rent in BSQ than in any other area of Dublin. Are they going to be that difficult to rent out? Theres less than a handful of sharing rooms for rent so maybe they're going a bit quicker.

Also, just a question to those of you who were due to view next Wednesday but are now deciding against it - how do you feel about only having one more chance to accept an apartment? Have the council given any indication as to which development will be the next one available? Ballintyre is a gorgeous development but I haven't heard anything about it in months. The emphasis seems to be on the ones in Stepaside.
 

I wouldn't let the bedrooms put you off, I was really impressed with the living area kitchen and bathrooms, that's where you'll spend most of your time!

The problem is that I'll have to rent out the spare room and just think it might be hard to rent if its a shoebox!!
 
I suspect that Belarmane, Rectory, Parkview and many others will pop up on the Radar in the coming months. BSQ came out of nowhere 2.5 months ago as a means for the council to cream off an extra few quid from any of you who can raise a bit more than €250k. Once the high earners have been stiched up, other developments will pop up, for those of us who cannot raise the cash.

I feel there is just too much uncertainty at the moment. Property prices are on the slide and the later you buy this year the less clawback you will be faced with.

We are expected to live in these places for twenty years obviously we can sell up. However if the apartments are too small on the lower floors it might not be too long before our social neighbours start to demolish the place. Ballymun towers were susposed to be too good for the tenants when it initially opened. I don't want to get caught in a place that i cannot sell because of my frustrated neighbours on ground floor.
 
I wasn't aware that the council considered this an "offer", I would have thought when you put down the deposit and then pulled out that would be considered strike 1?
I definitely am reconsidering these as the space in the bedrooms does look too tight, I mean in the second bedroom in the photo above they can't even fit in a second drawer unit!
There also does seem to be a lot of these on daft, I think there have been a lot of people in the buy-to-let category who are desperate to rent and way in over their heads with negative equity to sell up.
My concern is perhaps they skipped a few places on the list to reach me and when I turn this down I could end up having to wait a year or two.
 
I think that because Beacon is on the Luas and beside the industrial estate there will always be good rental potential. I like Parkview but transport is a real problem and if you look at parking up there there are already cars parked on double yellow lines. It will be out of the question for renters without transport.

I'm afraid that if I turn down Beacon that Parkview etc.. will turn out to have small bedrooms too. Anyone who has viewed up there has viewed the private ones. The affordable are a different build and design so the 'extra large' advertisement doesn't apply to them. Does anyone actually know anything about the affordable ones in Stepaside? Has anyone been inside?
 
Cheeus, Yes thats a valid point about the location difference between Beacon and Parkview, the luas should be ten minutes or so walk from Parkview when extension to Cherrywood complete so long term it may be more accessible i.e. 2010 completion date.

When talking about Parkview affordable housing people have mentioned that it is a separate building, I'm not sure if you are referring to the social and affordable site acquired by DLRCC beside Parkview or is there a specfic block withing Parkview designated for affordable? Any clarification would be appreciated as I'm not toing to take Beacon so will most likely be next offer.

I spoke with this guy Adam this morning - not the most helpful person in the world. Kept telling me to just go look at the website for any of the questions I had. He did confirm that it was the block of apartments over O'Briens off licence. He also said that some of the apartments had already been allocated - the duplex ones. dont know if that means that the block isnt all affordable or not.

Lets just say I'm not any wiser having spoken to him!

I haven't the official word on this, I've just been up for a look around.
Looking at Parkview apartments there are the standard 4 or 5 blocks all the same. These are the ones immediately visible from the road. Then to the left of these (or before them, but in from the road if coming from Sandyford) there are what I think are the affordable/social. They are a different colour/design and are not accessible from the main Parkview ones. If you look at the plans online for Parkview you will see that to the back of them there are buildings outlined but left blank which would be these few buildings - these must be the affordable/social? Someone else might be able to clarify that for sure. They are definitely closest to the sign for social/affordable site.

So it looks like noone can say they have been in them or seen floor plans since these are different and not a commercial development. They might not be any bigger than Beacon at all??
 
Well he hasn't been very clear then and certainly the duplex ones have kind of thrown me.
What I know for certain is that the block with O'Briens off licence is Block 7 (D1) and some of that was in planning for Affordable - however we are interested in Block 8 (D2) which is the block beside this one, looking out into the estate.
 

He did say it was block D2 but wouldnt confirm which cubes block that was. Just said it was at the back right hand side if you were in the concierge office.

I'd suggest if interested in Parkview go down to the council offices and request the plans to see the sizing.
 
They expect Parkview and Belarmine to be available in the next 3 months so I'd imagine these apartments would have to be nearly finished then?
 
Yeh they must be the ones Cheeus described then, makes sense, so we're going to have even more fun trying to get plans for them than we are for Beacon!
 
But I would imagine comparing the two Belarmine would be of better quality? If the affordable Parkview are built through the council they may be of a lower spec than proper bought apartments - I think its always best to see if they are just the standard apartments that have been rezoned to affordable instead of being built as such as scratch?
