New Houses in Diswellstown Castleknock

Hi we are on Diswellstown Way HP got our attic done by attic conversion.ie excellent job, very large room. Highest approx 8 foot lowest approx 6 foot. Lavery style house.

So you must of bought a lavery with a north facing garden? How much sun do you get? Just wondering as wewent for a swift with south facing garden but ideally we wanted a lavery with sth facing garden etc, thanks
 
Hi Empirix, yes that's correct. We purchased a Lavery, north facing garden. There is good sunshine for 3/4 of the garden. The part closest to the house is overshadowed in the morning, but improves during the day.

Any other considerations on the north-facing Laverys, or just the Laverys in general, now that you're in there? We're thinking of purchasing one shortly. Do you think a pagoda/decking area down the end of the garden would get sun during the summer for most of the day? What are you looking out onto at the back of the house - it looks like a line of trees from what I can see...
 
Lol, it's certainly some big wig's house anyway. Google Maps shows a helipad, tennis courts, pool house, etc
 
Guys, I understand #94 DM located in the cul de sac adjacent to the big house is still available, does anyone understand why it is so slow to sell? Is it next to social?
 
Don't think it's near social. I'd imagine it's just that those houses were released later than most. Think they released them when all available 4 beds had already been sold.
 
Just wondering, because both HP and DM are A-rated houses....did anyone find a particular gas / electricity package which worked out well financially for an A-rated house? No idea what consumption will be as haven't moved in yet... so trying to decide on who/what package to go with....
 
Is it true that the houses in DM are set up for a home media type setup in the attic (ie sky box can be placed there which feeds other rooms in the house), has anyone who has moved in done that? Is it possible to do it with Virgin media?

For those who have signed off on their snags / moved into DM....were you happy that the snags were complete to your satisfaction in the end?
Were you happy with the finish of plasterwork and paintwork?

There is a central location in the attic or hotpress where all the media cables are terminated. The media cables are wired satellite, Virgin cable, terrestrial (FTA Ariel) and Cat 5e.

The satellite feed is from a shared satellite dish located near the entrance to the estate, each house has a fibre feed from the dish and this fibre is also presented at the central location in your house.

KBO will install a box here with an IN port for your fibre cable and multiple OUT ports for your satellite cables. It basically converts the light from the fibre into an RF signal that your satellite box can understand. The satellite and terrestrial cables can then be connected to the OUT ports on this box so you can enjoy satellite in any of your rooms. You could then install your own switch up there and connect each of the Cat5e cables to it so you could have all your rooms connected to your broadband router.

It's a great setup to be honest and will future proof your home for years to come.

Yes. We are very nearly there , proceeding to closing this week hopefully, but everything that was asked to be done has been. It has taken a while and a bit of back and forth but I have been satisfied thus far.

How long did the snagging process take for you approx? how many visits /checks did you do to check the progress of the snag list?
 
We are interested in DM but the lane way to the west of the estate running along side the Beeches estate has a sign up saying that there is a rat infestation and rat poison has been laid. It is in the overgrown area nearest the road on the porterstown Rs side. Does anybody know anything about this?
 
That lane way is there for years and is used all the time. I am told that within the next 2 months there will be a pedestrian entrance into the beeches about 2/3ths of the way down that allows access to the carpenterstown area from the DM porterstown area. So you wont have to use this lane if you dont want to. This is in the planning and is going ahead. There is also a pedestrian entrance into the back entrance area of st patricks school. There is a gate there already but it is locked (? welded) as the far side is the building compound of hamilton park, and will be ?apartments in the future. I am not sure when or if this will be opened but I would imagine it is at least a year away as that side of hamilton park needs to be developed. I understand that there are objections to this gate from hamilton park. I'm guessing that these objections are from the developer who are worried about their HP 3 beds competing with the 3 beds in DM (complete speculation by me!!)
