The builders will be on site all this week and she gave me the number and said to ring them to arrange a time to go up so you should just do the same!

oh dont mind that solicitor of yours! they drawdown the loan and transfer that amount into DCC solictor and then when something else go's through they transfer the rest. my solicitor sat us down and explained everything!
u get the 3 grand back off your solicitor or u can use it to pay there fees!

yvoone just rang me there she said if we get the contracts back this evening or tomorrow before 12 we could have the keys before the 15th Dec!!!! so Excited!!!!!!!!!! something about the contracts have to be in before 12 o'clock of a wed to be sealed or something..... she said thats no problem if i go back up and de snag, ive just to ring the builder again and make an appointment!!! whooooo
 
Brilliant news! Delighted for ya!! So we should be just after you then if we're signing the contracts on Friday!! God, its actually starting to sink in now.....i don't know whether to laugh or cry ha ha!!

Oh couldn't be arsed changing them now, i rang them to see if they got the contracts - you'd think they'd have rang me to say they got them!!
 
i know after all the complaining we did and its finally happening! oh i think im getting nervous now! hahaha

she asked would i like to be in before xmas, and i said yes so thats why she said to me try have them in before 12pm tomorrow..... god the week of the 15th is only 3 weeks away!

i dont know if i'll get time off now during the week to go up and desnag again.... im sure i can swindle a half day someday during the week....

did u ring the builder to go up and de snag?
 
They're on lunch at the mo, back at 2pm so i'll ring them then. Gonna get the appointment for Friday for that too so i won't need anymore time off!
Least the builders are doing the de-snag with us - least that way they should have the toilet cleaned ha ha!!! I'm thinking i probably should ask for it as soon as its ready, if we hold it up, we wouldn't get the keys until everyones back in work which would be the week of the 5th of Jan!
 
ask your solicitor to get them in before next wed before 12pm and then you should get them the week before christmas. i prob wont move in before christmas but i want the keys so i can start gettin stuff done so we can be in there by the start of jan... and im off work from the 19th Dec untill the 5th Jan so that'll give me loads of time to get stuff sorted if i have to be there to let people in, clean and place, paint! oh im getting excited again!
 
Yeah but the problem is getting people to do the work in and around christmas!! I can't see that happening to be honest... Yeah, i think i'll push it anyway and see what happens - i'll ask the other half later and see what he thinks!
 
Spoke to Yvonne again. If you get your contract in by next monday, then you should possibly get the keys the week of the 8th!!!!!
 
hey just back from the solicitors. He's going to drawdown the money on the 8th so we don't have to make the 1st repayment untill January. If he draws down before the 7th December we have to make the 1st repayment on the 7th december so if he draws down the money the 8th december he says we'll close on the Friday the 12th so we get the keys that day! So I'm chuffed with that esp not paying untill jan!! Everything signed now anyway the next time we hear from him he'll be telling us to collect the keys!
 
thats brilliant danielle, really good news! i'm guessing we'll be the same then.... did u measure up yourself for the floor boards etc or did you get someone in?
 
I can't believe we'll get them so soon after waiting this long!!! No we measured up our selves. Measure the longest part of the room and then measure the widest part And multiply them by each other so say it's 10ft by 9ft you get 90 sq feet. And what ever you get divide by 9 that gives you the square yards. So you'd need 10 sq yards in this case. When your in the shop just tell them how many yards you need and they'll work out how many boxes u need. But it should say on the box how many sq yards it covers. I got the floors for the bedrooms in B&Q theyve some 'star buys' as well and there only €7 a sq metre, that's real good value esp for people that are just starting off
 
when we get a definate date, im gonna go into carpet rite and ask them to do it, they do free measurement estimates...i'll most likely get me stuff in there cuz they were good when we moved into the flat ya know... I'M SO EXCITED NOW!!!!!!!! Yvonne just said that if she gets the contract back by monday then it'll be the week of the 8th and that like MONDAY WEEK....!!!!!!
 
I know can't believe it's going to be that quick, but apart of me is afraid to believe them aswell incase it's not. Oh when we were signing the contract it has purchase price less deposit of€23000 but he said that's fine because were gettin 100%. Did u mention that to yvonne? I'm prob going to go there for the carpet for the stairs and landing it's just across from the houses really isn't it at kylemore And they've really good prices on the carpet don't they! Will u move in before Christmas if u get the keys? Our solicitor is sending the contract over by courier so it can go for sealing tomorrow, I'm kind of shocked that they can push it through that quick, oh and he showed me those bloody maps we were waiting so long for!!!!! I felt like saying is that it!
 
Yeah, carpet rite is just on the old naas road - in where bargain town and atlantic and all are... There prices are fairly reasonable....
Yeah, i think we've decided to go for it before Christmas now, seeing as it will be before the 15th December - if we wait til after Christmas, it probably wouldn't be until the week of the 5th when everyone opens back up again so fook it, we'll go for it now.... AAARRRGGGHHH!!!!!!! I just got butterflys in my belly typing that ha ha!!!!!
 
i dont think we'll move in before xmas, have one last xmas at home awwww not that id be cooking nexy year still be going back home to be fed!!! We have the electrician coming over the friday we get the keys hahaha he's putting in the spot light things, he's booked and everything! and he has to take the floor boards up in the bedroom to do the wiring for downstairs! then were gonna paint, gonna do that ourselves! then the tiler is coming in, he works with our friend and he got let go so im sure he'll be availble straight away (hopefully). Then the other halfs bestmate is a carpenter, he's going to put down all the wooden floors! and somewhere in there the alarm is getting put on! then we'll move in so i reckon after xmas, but before new years! im being very optimistic here! suppose theres no other way to be! i havent even started to pack things away, id say its going to be awful the whole rigmaroll! were only 5 mins away from the house so i suppose i can bring things over in dribs and drabs. remember when my sister moved out took her a full month untill everything was actually gone!. least when i get the keys i can take the sofa out of storage stop paying for that! god love my ma tho, theres 16 boxes of flooring in the dining room! and boxes of tiles in the kitchen!

I have been away in London for few days, I got the call too about contracts and was all excited but now There is further issues with my house and the maps cos it used to be a road and I might not be in till after Xmas Ah Well !!

How do you go about the de snag I have paid a chap to do it Do I have to be there ????

Is the mortgage repayments that cheap ??? My last quote was like 1500 or somthing like that , does the intrest rate reduction really make that much of a difference ????

No you dont have to be there if you paid a snagger. Just tell him when to go up.
With the interest rate cut and then with your interest tax relief it'll bring it down a good bit the 1st and 2nd payment might be that bit higher untill the interest relief takes effect, but you get it back dated so you'll get a refund on whatever you paid.
Whoever your dealing with for your morgtage send them a mail and ask them to calulate your monthly repayments, and if your buying with somebody less that amount by 340-400 with interest tax relief (its in an around that dont know how much exactly) my 1st quote was in and around that aswell, but it should be gone down to under €1000 now with the cuts and relief.
 
The mortgage interest relief is only about 220 for a couple..... thats what we were told....
 
The interst tax relief is going up now in Jan, it all depends on how much interest you pay each year and it various for each couple.... you get interest relief on up to €10,000 a year in interest, but if your not paying the full €10,000 a year you wont get the full benefit of it.... id say you'll defo get more than that emma.... i think theres an interst relief calulator on the web somewhere... the girl in work bough a house this time last year and right now her and her partner get €340 a month in interest relief... but that went down slighty since the interst rates went down

  • This is under the €20,000 ceiling, so relief is granted at 25% on the full €14,926.36
  • €14,926.36 x 25% = €3,734.09 per year or €311.17 on average per month
  • This amount (€311.17) will be paid into your bank account by your lender each month.
