Can anyone give advise on The Coast, Baldoyle. I understand these apts are under Fingal's Affordable housing initiative - does anyone know when the closing dead line was for this, is it too late to apply ???

I want to book a holiday and the letter states that if I miss the viewing appointment I could be disqualified from the scheme, so just wanted a rough idea of when the viewing apts would be. I am patient but also thinking ahead

Hi Just wondering if anyone on this forum has been offered City Park, City West,I was and after ringing Hooke and MacDonald was told that SDCC has made a mistake and that these have not yest been build but should be ready by July /August and after that the selling agent will be in touch. SDCC had told me the viewings would be about 3 weeks after the letters were sent out.
 
No, haven't heard from the Priorsgate developer yet. Suits me, still saving. Anyone else heard anything?
 
has anyone heard anything from DCC about the draw they did last week for the ones in Balgriffin?

I was on to them today and they said that everyone that was successful should have been notified by phone at this stage.

I didn't get a call

Is anybody knows about situation with draw in Dun Laoghaire?

I applied more than 6 months ago, then I got a letter that invites me to a draw,
and new I have no news from them. I see, some people get invited for the interview,
what is going on? I am in a horror because I have to move from house that I rented
for 7 last years.
 
ci1, like yourself I phoned dcc to see had the draw taken place for clongriffin /balgriffin and was told that if I hadn't heard by today (friday 4th May) that I hadn't been successful, I didn't hear and like yourself wonder has anyone else heard anything ??
 
The whole stamp duty debate. Watcha think! Only the Labour Party seems to be doing something different. Has any party mentioned anything about Affordable Housing?

Stamp duty doesn't kick in for a first time buyer unless they are buying a house for more than €317,000. What are they doing for those of us that can't even get a mortgage for anywhere near that amount. Please ask your local polititcans what they are doing to make houses more affordable for first time buyers.

Seems to me that the whole stamp duty debates is a lot of fuss about nothing. Unless you are fortunate to qualify for a mortgage of over €317,500!
 
Has anybody heard anything from the developers regarding a viewing for Priors gate after giving in your morgage approval to SDCC ??

Spoke to SDCC & Hooke & MacDonald about Priors Gate on Friday. SDCC said apts won't be ready untill Jan. Hooke & Macdonald said they have not been appointed agents yet but will be. They said we won't hear from them untill development is nearly complete
 
Has anyone offered PriorsGate checked out the tax relief available as part of urban renewal/Section 23. I've a couple of concerns about the tax relief. Purchase Price of the properties reflects tax content but you can't sell on owner occupier tax relief so if you decide to sell in 5 yrs time you're selling apt with out tax relief. This will likely affect value.

Also given that most of us have qualified for affordable housing our PAYE may not be high enough to use fulll extent of the relief. You can't (according to revenue website) carry forward tax relief so whatever you don't use is lost.

Anyone share my concerns?

Just for info Hooke & Macdonald say S23 is 60% so owner occupier relief is 30% spread evenly over 10 yrs

I was hoping they would be ready by the summers end !!

I heard so many people saying about when i would be ready june then july then august ! Ah well what can you do ??!! At least it gives more time for saving !!

I went to the Priors Gate show apartment on Sunday and the Hooke and MacDonald agent said they expect some of the apatments to be occupied by the end of June. They also said that Priors Gate has to be finished before 31st of December or else it will not qualify for the section 23 tax relief. I rang the council last friday and they said they expect our viewings to take place in 4-6 weeks. It seems like everybody is been told a different story!
 
Hi i have just got of the phone to the sdcc and i was told once they receive everyones mortgage approval they will forward on the names to the agent and then viewing will be arranged.
 
Ive just spoke to SDCC re Priorsgate. They said Elliots told them the units should be finished by mid 2007 - (anytime now) They are waiting for Elliots to let them know when (and how many) of the units are available. Once this is done SDCC will give them our names so they can contact us with a viewing appointment. You dont get your loan approval until you have paid 3k deposit. You cant fill in the mortgage application form as you dont know what you are buying yet!
