Its all cabled back to under the stairs, you need to ask DNG about the "unit" or else you can power your own devices off it! looks like CAT 5e cabling thoughout the whole house ...

Havn't had a chance to look into the a/v system they offer but did hear it was in the region of 5K (seems very pricey!), but looking at the show houses there is no reason why the speaker cables cannot be used by a regular surround sound amp, even just for the main living room, it's just the multi-room system which would be a bit more complicated but I'm sure there are other (cheaper) options out there.

Ye even just having all the CAT5 cabling done and having a nice neat central patch panel will be great. I have some cisco gear and IP phones I want to play around with so it's an ideal playground. Anyway probably getting a bit off topic....

I visited SDCC office ( Property Path ) on Friday and i gave AIP To them and they were happy with that and told me congrtulations on your new apartment ! then i asked when do you think i will called for a viewing ? They said 2 to 3 months ... Then they said the affordable ones won't be ready to move into until December or January !!:confused: Well in all fairness the place still needs a lot of work done to it ! :eek:

Have you all been told the same story recently ? If it's true ,it's an extra few months for saving !!

I find that really weird. I rang them last week and was told that the developer requested the list of names for Priorsgate on Monday. Is it Priorsgate that you have been offered? Maybe it depends where you are on the list... were you far down?

I wouldn't mind some time to think about it anyway. I'm still not totally sold. I'm worried that price has been inflated to account for section 23 relief. Will they hold their value on resale without it? Fingal have places viewing soon in a nice estate in Blanchardstown. Would also be good to get results of Dun Laoghaire's draw.

For sure its Priors gate i have ! I got my AIP last month ( First week of April ) and the bank i went through said they would fax my AIP to them ,I went up to make sure they got it,The woman at reception took a copy of my AIP anyway and said they will be in touch about viewing in 2 to 3 months time :confused: I was in the early 30'S on the list ,2 days after it was announced i got all paper work sorted and got in to SDCC .

I would love apply in all the different area's,but unfortunatly my other half works in Tallaght so it suits us to live there !

Regards holding there value ,thats yet to be seen !! Only time will tell :rolleyes:

But we all got to live somewhere ....

How far down the list are you Cheeus ?

Hooke & Macdonald & SDCC have both told me January for PriorsGate not sure where I am on the list though. Does anyone know rules on renting the property in the future. Given the S23 content I don't selling a Priorsgate property in the next 10 yrs is viable if you need to trade up. Because of the S23 I think we are automatically in negative equity with these properties only advantage is no PAYE while you live there. If in 6 yrs you want to trade up it might make more sense financially to rent rather than sell the property. Does anyone have a link to rules of scheme, SDCC indicated on the phone that renting a room is ok, but I'd like to see a more detailed set of rules as any of their FAQ's don;t cover this off.

Re PriorsGAte, it might be better if we could get in by Decemeber, then we could claim back PAYE for 2007, which would help with furniture. Anyone know what the annula management fee is.

I'm in top 6 on the list for priorsgate.I'd say you must be up the top too if you got in so quickly. I submitted mine lunchtime on the Monday after the annoucement.

I'm not so sure about being in negative equity due to section23. In theory the price shouldn't be bumped up. It would be interesting to get an independent valuer to assess them.

December/January is a long way away. Ithink I'll give up thinking about it before then.

Does anyone know if there any provisions in Affordable Housing to prevent negative equity?? I can't see a 2 bed in the area worth 395k+ when there are plenty available on Daft for < 300k. Spec & location seems good but hardly worth 100k more than Kiltipper or apts closer to the Square.
The tax content will definitley be reflected in the purchase price. A valuer would need to take into account the fact that we will take up properties as owner occupiers rather than investors & so can' t sell on our relief if we sell.
The valuation required by the bank will be reflective of the value on the day of purchase. Once purchased, tax relief dissapears (for future purchaser) & property is unlikely to achieve the price in valuation report required by the bank.
Is my interpretation of this flawed?

I had a look @ the show apt twice & have tried to drive around the area at different times & am very happy with development, just worried that the S23 will effectively trap us there for 10 yrs. Any thoughts?
 
I am on the list for arena court and rang the SDCC about 2 weeks ago and after really pushing it they told me that half of the apts will be ready in august with the other half ready at the end of the year.

I got a call from them today. Viewing is next Wednesday. I've decided to pull out because I was offered a 2 bed duplex in Erris Square. The agent said a few people had pulled out so I guess more people will be getting calls about Priorsgate.

I also got a call from Elliotts yesterday for a viewing on Wednesday. The lady on the phone said that most of the affordable units are in block 1 and they expect them to be finished by the end of August.

Think its the Block @ the corner of main st & greenhills rd. Does anyone know what the building across the road built in a similiar style is? Its not advertised as part of the development but looks similiar. Theres a creche in Block 1 & some of the retail units i think. There are 8 commercial units in the building, tenants so far are Uniphar & Bank of Ireland.

The sales agent from Elliots thinks the S23 content will reduce our clawback, so might not be as bad as I thought...I'll give property path a ring on tuesday & see if they have more info.

Does anyone have a link to a detailed rules of the scheme. I've read all the FAQ's but would more like more details on our rights as the owner of property. Can you rent it in the future etc if you move?

I too am viewing Prior's Gate tomorrow so will probably see some of ye there. The last 3 pages of this thread have been very helpful :) - much more useful then the mountain biking forum I usually read.
