do the apartments come with car parking spaces? I forgot to ask on Wed?
Yes the affordable ones do. If you were to buy on the open market it would set you back €15,000.
Not sure if this will effect the clawback in any way.

the agent said that it did not include gym membership. apparently the gym is a private independent concern so while it may run special deals for residents, there is no arrangement in place
 
Hi All

Put a deposit down on Wed for PriorsGate. Wasn't expecting we'd have as many to chose from which was great. Got a 1st floor apt in Block 2, 70 sq meters with 2 bathrooms but very small balcony.

Spoke to SDCC yesterday they should their valuations for the properties next week, which may or may not differ from Elliotts market price. If they are less they'll just reduce the clawback it won't affect how much we pay for them.

SDCC also said tax break is based on full value of property not what we pay. Get told different things every time i ring so would like to see that in writing.

I've emailed the revenue & asked them to outline the tax savings to me.
I'm still not convinced about the benefits of owner occupiers buying section properties. If your planning on staying for 10 yrs its fine, but for shorter periods I can't see how it works.

Was talking to the I'm an Adult presenter, they took so long because they couldn't locate a bathroom in the plans for a no. of apts. It'll be on TV in 4 weeks if anyone is interested.

Did anyone who got offered Priors Gate get any quotes for solicitors, I have been quoted €1900 and I am not sure if that is good or bad, any input anyone?

There is no estate agent dealing with it, we have been dealing directly with the developers. Should we get on to the estate agent for the developement?
 
No when I was viewing the affiordable homes in Kiltipper, DNG gave everyone three different solicitors all with the sames fees that know the process and are a reasonable price.

I am using Gahan & Co. on Baggot St, and I find them very nice to deal with. They are about €1400 too.

Hooke & McDonald are the agent for Priorsgate. Ive just spent all yesterday ringing around solicitors. quotes vary considerably - so many rip-off merchants. I got a quote from Mark Tiernan & Co Sols, 144 Lwr Baggot St, tel: 662 2822. mark@tiernansolicitors.ie €1400 all in
 
I gave Gahan a ring and got quoted €1400 so I am happy with that. Thanks for all the replies.
 
Have anyone bought from plans? I received a call from Hooke and MacDonald Re City Park, these are now being sold off plans. Could anyone please advise me as to the main points to look out for when buying off plans? Really appreciate any help that can be offered. Thanks.
 

They should have a show appartment - when you be there compare the plan and size of it with the appartment you are going to get.
Ask about:
1. Management fee (1700 for the PrGate)
2. Car space (1 included for PrG)
3. Section 23 if they have it (30% of app. market price will be out of taxes for PG in 10 years, i.e. 3% every year)
4. What's included - kitchen, furniture, tiles, dishwasher, floor etc. (PG has tiling, full kichen, inc. dishwasher, fridge,washing machine, some furniture,wiring)
5. Heating (PG has electricity with 2 meters)
6. When it be ready (PG - September, which is October/November in reality - I used to be a civil engineer )
7. Is deposit returnable
8. What kind of windows they have
9. Try to get southside
10. Try to get windows on the quiet place
11. Who is paying for litter
12. etc,etc,etc...

Well, I was there yesterday, talking to the PElliot agent - she was looking quite confident about what she was saying...
However, I don't have it on paper .
 
BTW, she has told me that SDCC will do their own estimation this week and _probably_ reduce a clawback for us.

Does anyone know what we do now... Do we wait on sdcc to get back to yous or do we go about getting our mortgage and that sorted???
