I know... it's one of the good things, from a financial point of view, of getting the one bed - lower by BSQ standards fees.

Can't wait to see what we get for the fees, personal turn down service each night per chance?!

Anyone out there get offered and take a place in Ballintyre? Not for me, unfortunately, but friend having usual hassle with council re market values and wants to find out if others are having same issues.

Havent heard of anyone monos - at most I think they only have 10 units in Ballintyre so trying to find those people will be harder than Parkview / BSQ!

What MV did they put on them do you know?

Not sure about 2 beds, my friends getting 3-bed council say MV 565, mortgage people put MV of 535 on it, council don't seem to keen to budge on it so far. Yeh there were only a few lucky people who got place in Ballintyre, but if any of you are out there let me know!

When people went up for the viewing and paid their deposit for BSQ, did you find out that day which apartment you got or was it a case of giving your preference and waiting to hear back from DLRCOCO to let you know ify ou got your 1st, 2nd or 3rd choice?

You found out that day. You saw the apartments, picked out your own preference list and then you booked whichever one you wanted from what was available.

I was up at BSQ today, it was busy again. It also looked like a few people had pulled out. According to the landmark guy there were 23 (or 29 can't remember exactly!) apartments for grabs today and also still 6 more apartments in addition to be allocated. The place is ready for snagging and the builders thought WE were slowing the process down and causing all the delays.

Interesting. I had thought about going up today but didn't get a chance to in the end. Did you see what types of apartments were on offer today? I really wanted the larger single floor one when I was there but there were none left so had to go for one of the other types

Actually there were a couple of small single aspect apartments, and a load of duplexes on 6th and 4th floors and some 1 beds.

Any idea why there are so many duplexes left?

The last time I saw the plans the duplexes that had no cube or balcony were pretty much all vacant

I've just rang landmark about snagging. They said that they're ready for snagging but council won't send them the list until the sales are complete.

Surely the council aren't expected us to hand over €300k prior to snagging.

There are a good few duplexes left because some people pulled out - they do tend to be the ones without cube windows or balconies. The places are good for snagging but the council hasn't given landmark the authorisation to release the contracts and continue the process. You will definitely not be handing over money till some form of snagging has completed.
The whole process is being delayed by rubber stamping at the council and landmark were under the impression it was actually US slowing it down!

Hmm.....I wonder do they mean until we have paid up for them (seems ridiculous as you say!) or do they mean that they are waiting until they have people for all the apartments available?

TheSte - I hope you got talking to some of the Landmark management so to let them know that its the council doing all the delaying!!!

I certainly made the point to landmark and the builders who were under the impression that it was us stalling the process and not the council.

I really hope the council is not stopping the process till they've completely filled the block as that could be many more months at this rate!

Incidentally I loved the way the guy from landmark was trying to make it out to the people queuing today that the whole process (such as contracts and 14 days to closure) would be proceeding very fast - trying to whip up some sales no doubt!

I got my first choice of apartment, well in that I could only afford a one bed so got the one bed I wanted.

Thanks to theSte I had seen the floor plans in advance so knew where all the one beds were and what their numbers were so with the help of the plans, a few phone calls to others and more research on my part I knew which apartments to look for as available.

Instead of going off to view loads unnecessarily I went up and said I knew which one I would like as my first choice and got it, one bed on the 6th floor.

I didn't notice what 2 beds were still available, no point in looking at what I can't afford!

It was 29 people for the viewing though I think only 27 or 28 were there at 2pm, may have turned up later though don't know.

I told the lady I spoke with from Landmark that it seemed the council were very slow to process things but expected the perspective owners to be at their beck and call for immediate responses. She agreed that this is what they were hearing.

Hopefully it will be done and dusted within 8 to 10 weeks.

I attended the viewing today and also explained to anyone who would listen that I have loan approval & life cover in place and that i would be living in the place only for the council's delays.

I brought along a measuring tape, my apartment was described as a 78sqm apartment however when i measured each room and added them up i got a total of about 57sqm. I made no allowance for walls but could there be 21sqm in walls. My measurements are rough but should not be too far away from reality. My valuation is based on a 78 sqm apartment but it would seem my apartment is smaller. 78sqm apartments displayed on DAFT usually look larger than the BSQ 78sqm apartment that I placed a deposit on.

I may be totally mistaken on this but has anyone checked the measurments carefully(unlike me)?

Important - Parkview buyers... concrete evidence that Parkview affordable apts are over-valued....

I've had an interesting afternoon doing some research at the private show apts in Parkview. I requested a pricelist for 2 beds currently on sale - some of their largest apts are cheaper than the affordable market values.

425k is what the council have valued the smallest 2 bed afforable apts at...

The larger affordable apts are no bigger than 80sqm.

Current private prices for new apts in Parkview are as follows...
1st floor apt: 78.9sqm = €395k, 86sqm=410k.
2nd floor apt: 86sqm=420k.
3rd floor apt: 80sqm=405k, 83sqm=425k.
4th floor apt: 80sqm=415k, 83sqm=425k.
... these are just a selection, there are more!?

So why should we have a market value that at a minimum is 30k more than they are currently selling for new on the open market?? In reality our apts are more over-valued than that because there is no really small private apt to compare them too... also keep in mind that the affordable ones have no ensuites, kitchen appliances or fitted wardrobes, never mind that they're beside a proposed halting site and include social housing.

Also... the management company fee is €400 more for the affordable apts!! €1,800 for affordable apts, €1,400 for private ones. Why? Trying to figure it out I can only conclude that maybe social housing apts don't come with mgt company fee?? Could that be right? If you're in an affordable/social block are you subsidising apts that pay no mgt fee?? I'm only guessing thy 'why' of it, but the figures are correct.

So if you buy in parkview affordable it looks like you are subject to inflated clawback and mgt fees. The show apts are on view again tomorrow so anyone could go up and get their own price list... I think it is worth having this list to give to valuers before they make their valuations. I really hope the council are going to look at these valuations.

Absolutely, but not surprised! I'm waiting for a viewing for Parkview, and all the above is ridiculous not even taking into account that the estate agents would probabl accept 5% less than the listed prices you received today, and also the affordable blocks I would imagine are not finished to the same standard e.g kitchens etc. Can anyone who has seen both the normal and affordable Parkview confirm this? I've only had a peek in the window of the affordable!
