Important - Parkview buyers... concrete evidence that Parkview affordable apts are over-valued....
I've had an interesting afternoon doing some research at the private show apts in Parkview. I requested a pricelist for 2 beds currently on sale - some of their largest apts are cheaper than the affordable market values.
425k is what the council have valued the smallest 2 bed afforable apts at...

well i was in a rush when i read the letter had a better look last night and the market price the Council have down is actually 425K
The larger affordable apts are no bigger than 80sqm.
Current private prices for new apts in Parkview are as follows...
1st floor apt: 78.9sqm = €395k, 86sqm=410k.
2nd floor apt: 86sqm=420k.
3rd floor apt: 80sqm=405k, 83sqm=425k.
4th floor apt: 80sqm=415k, 83sqm=425k.
... these are just a selection, there are more!?
So why should we have a market value that
at a minimum is 30k more than they are currently selling for new on the open market?? In reality our apts are more over-valued than that because there is no really small private apt to compare them too... also keep in mind that the affordable ones have no ensuites, kitchen appliances or fitted wardrobes, never mind that they're beside a proposed halting site and include social housing.
Also... the
management company fee is €400 more for the affordable apts!! €1,800 for affordable apts, €1,400 for private ones. Why? Trying to figure it out I can only conclude that maybe social housing apts don't come with mgt company fee?? Could that be right? If you're in an affordable/social block are you subsidising apts that pay no mgt fee?? I'm only guessing thy 'why' of it, but the figures are correct.
So if you buy in parkview affordable it looks like you are subject to inflated clawback and mgt fees. The show apts are on view again tomorrow so anyone could go up and get their own price list... I think it is worth having this list to give to valuers before they make their valuations. I really hope the council are going to look at these valuations.
