Affordable housing Dunlaoghaire Rathdown-Parkview, Belarmine & Thornwood

Council are still trying to come up with a market valuation. They must put a valuation on the apartments which represents what they reasonably believe the apartments would realise on the open market.

On daft no one seems to want to pay €390k for an apartment in BSQ so it seems reasonable that the apartments in the Social/Affordable building are worth less than €390k. It just seems to be taking a while for the council to come to this realisation.
 
Hopefully reality will prevail! I'm sure Landmark are fighting any change from their inflated valuations. I doubt it will make a difference to the amount that we have to pay but at least it could make a big difference to the clawback %. We can live in hope!

I've been called for an interview for voluntary housing for Parkview.
Does anyone know where exactly the social housing within Parkview is?

Yes, the AH in Parkview is around the back of the development. When you drive in follow the road all the way around and turn left at the creche. They are the apts in front of you on the left hand side, looking onto the green area. They're separate blocks to the main park view.
 
Do the Parkview affordable apts come with any kitchen applicances - cooker or washing machine? Are the kitchens and bathrooms tiled? Do you know what the management fee will be?

Apparently I'm on the list to view the next release when the council get it so I'm really interested now. Would love to get one. I find Dun Laoghaire Rathdown are always really polite and helpful on the phone - fair play to them.

I'm trying to do my sums now. Reckon I'll need to come up with a couple of grand more than I have. Have deposit and solicitor fee. Will need to come up with mgt company fee. I don't mind eating off cardboard boxes for while. Cooker and washing machine are a must obviously. Floors will be improvised.

Am I missing any other fees that are glaringly obvious? Has there been any mention of market values?

I wonder will the affordable ones be lower than the private ones since there's social housing on ground floors and halting site right beside? I'm happy with the situation but I know it will effect market value in reality. The 'private' residents on neighbours.ie are already referring to these blocks as 'council housing'.

I have viewed a two bed apt in Parkview, they do not have kitchen applicances and the kitchen is not tiled, don't think the bathroom was either. Management fees they said around 1,200 a year. Market value 495,000. So no they are not cheaper because of Social housing or Halting site being beside you.
 

€495,000 - that's insane!! I viewed the open-market show apts a few weeks ago and they weren't that expensive?? They were bigger, had ensuites and fitted wardrobes and were tiled. How can the affordable be more expensive? I knew it was all too good to be true. Thanks for the reply. I'm going to check out what the remaining 2 beds are going for privately.
 


The bathroom was tiled in the apartments I saw, can't remember kitchen. €495k is excessive, they are not the same apartment as the "normal" parkview, currently two beds second hand on parkview are looking for 410k, so €495 is way off.
 
When it comes to it I'm sure the council will re-value realistically. Speak to the Beacon people they're in the process of getting proper market values on their apartments.
 
I do hope you are right that the council will re-value the apt, because its diffo not worth 495K, I feel like I have been waiting for so long now and when i do get my chance it will be delayed even further with aruging with the council over the price.
 
I think the way to go is to have the official price list from estate agent for the private ones. They can't argue with that. From experience, they won't entertain a comparison with second hands ones.
 
Hi Ruby Penny. I was just wondering when you went to a viewing in Park view and what block it was that you saw? I was at one a month ago and they weren't able to tell me anything about prices or mgt fees at the time!

I viewed a month ago as well, I saw the frist block, the chap who was showing us the apt did'nt work for DLRCOCO, but he knew a bit about the mgt fees. Plus I know people living in the 'Other Parkview' & they told me what they were paying, i would say our fees will be the same. BUT DON'T QUOTE ME ON THAT. who knows.
As for the price of the apt, I rang DLRCOCO to see if any apt were allocated yet, and I was told over the phone which apt i got offered, as it turned out I got my first choice, so Happy Days, but as soon as they told me that, they told me the Market Value was 495K , Not so Happy Days. But I have to wait for an offical letter to be sent to me. When I get that I will look into getting the apt privately valued. I think you have to do that anyway. Which block do you view? and what do you think of them?
 
I viewed block 1 aswell! I thought most of them were pretty good, some of the living areas were very small in some of them, and some had tiny second bedrooms. Overall I was pleased with them and thought the development had a nice feel to it, communal areas were nice etc. CONGRATULATIONS on getting your first choice!! Wonder will things move along quickly for you now?!

Yes some of the bedrooms were pretty small, but over all I liked the apt block. Plus its in a good location. As for things moving along quickly, I have been on the list 4 1/2 years now, what is another 6 months. I am just so happy that I got one, and can live in the area, i would have never been able to afford an apt in Stepaside otherwise.
 
Did you get one of the larger apartments? I'd love one of those! No, I haven't heard anything from them yet. I agree, the area is fantastic, I wouldn't be able to afford there either.
