Affordable housing Dunlaoghaire Rathdown-Parkview, Belarmine & Thornwood


Heard a rumour on the day that the MV was gonna be €520k and that we pay 300k. Gives us clawback of 42%?? Think that 520k is a bit too high. Have heard no confirmation on any of this though. Congrats by the way fairy! Was there many up there on Friday? Is there many apartments left?

I can't beleive they are considering putting a MV of €520k. The apartments are worth nothing like that!!!

I was talking to the estate agent who owns and deals with a lot of properties in the area he is of the view that they are more likely worth something like €420k. I didn't tell him that we were living over two floors of social housing i'm sure that would lower the estate agent's valuation.

I spoke to Dunlaoghaire Rathdown last week and was advised that the valuations were being reviewed but that they would not be taking into account the fact that the apartments on top of social h. I have no difficulty with the social thing but i'm sure it would be factor that lots of others would take into account and it would have a major affect on the MV. As long as the valuations do not take this into account they are defective and flawed.

Anyone know when DLRD will be writing out with our formal offers?
 

Do they actually write out to us with an offer? I was under the impression that the council just stayed in the background now and we just deal with landmark / sherry fitz from here on in?
 
As far as i'm aware they will now write out to us and make a formal offer of the property you have chosen. I think the Council will recheck all documentation submitted by you and then make the offer. I expect that they will also notify you of the market value of the property.
 

Congrats to everyone! I spoke to my solicitor about the MV issue a couple of months ago and she suggested doing an independent valuation. If you are signing a legal document that has the 'market value' set at a certain level, market value has a definition, something along the lines of the price that a willing buyer would pay for the property and a vendor is willing to sell at... not what Sherry Fitz want them to be worth. The apartments are not worth anywhere in the region of 500k in today's market. Look on thepropertypin.com under south dublin, it shows three apartments in Beacon reducing their asking prices on the same day. When I oroginally went for my interview in Sept I was looking online at the ones for sale and they are still there. I also know an agent who has a 2 bed for sale at the 500 mark for 6 months and there has been no interest. Maybe a few of you would consider getting together to split the cost of an independent valuation if you talk to your solicitors? I think early to mid 400's is more like the mv at the mo...
 
We're going to have to fight for it. the best thing to do is for us all to stay in touch with each other. There are a good few left as far as I know. I top of the Q on Friday.

I think the best case for the valuations would be to gather all our independant valuations together with sample costs from seller websites and make a case that way.

Incidently, I went up there last night posing as a renter and saw two apartments. I think one of them was the smallest layout cube (one of the single floor ones). It was tiny!!! It was so small that if that was my only option I'd have to seriously consider not taking anything there and possibly lose the opportunity. I just ended up completely making the stress worse on myself Then again, there aren't many of those ones so the rest have to be better right? The other one was a lot better, the living area was better although still not huge but the bedrooms were good and it had a long balcony. It would be a lot more comfortable to live in than the tiny one.

So, viewings tomorrow. When do you get given you number, as you arrive or at 2pm? If 2pm, how do they manage the queue?? Is it then a case that everyone is brought around the sample apts and then you book the ones you want according to the number you have been given? Someone mentioned that they found the one they wanted and then went straight back to the desk to book it......that dosen't sound like being allocated according to your number in the queue that day. How did you pay...cheque, card, bank draft etc? I know, I know, full of questions Its such a big thing though and it seems like its almost left to lucky dip
 
they gave out numbers according to when you arrive. About 9.30 in the morning. Then at 2pm they bring you to show apartments, they give you an hour to look around. then when you get back to reception they call you up to make your decision according to your number. i paid with a cheque. Hope it goes really well. I think it's mostly the duplexes left.
 
DL RD will write to anyone who has put an offer on a BSQ apartment this Friday or Monday next. They will enclose an provisional offer which we must sign and return to our bank. The provisional offer will include the open market valuation and once we sign same we have accepted the open mv.

I suggest anyone who is going to get a valuation done for their bank should arrange for their valuer to attend immediately so that you will have a better idea as to what the property is worth.

I have arranged for my valuer to attend on Friday.
 
You guys should all ring county council to "enquire" about market values between now and Friday! Maybe if they sense a battle on their hands they'll just be reasonable about the valuation to prevent any hassle for themselves. I'm sure they want to get the admin stuff done with asap so they can move on with apartment allocations!
 
That sounds like a good plan. I'm sure the admin only want a quiet life and so are likely to review the valuation further if they feel that they are going to end up wasting a lot of time on valuations.
 
My bank has ordered a valuation, I was told that they couldn't give a final valuation till the apartment is ready. So presumably the council will just be told their amount by the builder/sherry.

They seem to take one development at a time so I'm thinking maybe we won't hear about Parkview until all Beacon apartments are allocated. What is your place on the list? Have they called you for an interview? Thats the first step, then more paperwork before being invited for viewing.

Hi Jez,

I was interviewed last Sept/Oct time and have not yet been offered a viewing! I've submitted all the paper work that was requested aswell. I'd say we'll hear about viewings once Beacon is sorted. I didn't realise the way in which apartments would be allocated, as in queuing for hours and putting down a deposit that day, sounds a bit crazy!!

Thanks for the reply. I'm in the 90's on the electoral ward list and 2k on the general list, so obviously relying on the electoral ward list! Have been in for interview and sent in all the paperwork(p21, approval in principal etc.) so just been sitting back waiting for a call.

It'd be just good to know how much longer we'l prob have to wait, and also just trying to weigh up if there'l be enough units in Parkview/Belarmine to reach my number on the list!

Hopefully won't be too much longer.

Oh and FTB81 thanks for your reply, yeah sounds crazy the queuing up part and having to make your decision so quickly! Not really the way I imagined they'd do it. Although I think there were more units available in BSQ so it would have taken too long for them to do it any other way. Anyone know how many units there are going to be in Parkview/ Belarmine??
