SDCC - property path update

Thats brill news deedav.. delighted for ya... what was your original valiation tho from PP at the time ? how much did they say it was originally worth?
 
thanks ruthie - the original value was 355000 plus the 20000 for the parking space so 375 in total!

has anyone heard back about their snag list yet - the guy in the council said they were waiting on a few back then they were ready to move ahead. I'm still waiting to hear myself!
 
havent heard about the snags, but seen a builder on my balconey this morning when i was passing by .. so they must be doing the snags.... whoohoo!
 
thats great news ruthie - they had told me that they were waiting to finish off a few more and then they will contact us - so hopefully we'll be called back up to sign off on the snag next friday!! We could have our keys yet by xmas - kind of hope we dont sign in december as i'll have to pay my first mortgage payment on 7th of jan if we do!!

Oh its getting exciting now its getting closer - cant wait!!
 
i know but the way im seeing it is that at least i wont have to take too much time off in the new year to move and do a few bits if i get the keys before xmas .. i can do it on the xmas hols.
ive so much to do tho... the thoughts of it! have tiles for kitchen floor so thats ok, have most of the electricals paid off in power city... have to then find money for flooring, blinds and sofa....tho i have an idea of what i want, still cant really decide yet.
ive loads of other bits and pieces bought tho and have them stored... all bed clothes, towels, kitchen stuff, light fittings etc (a full two bedrooms full) but need to get the big stuff sorted.. even spent my dunnes stores value vouchers this weekend on dry groceries!!! have tea ,coffee, rice, pasta all that malarky!!! i may have nothing for vistitors to sit on but i will make 'em a mean cuppa at least!!!!

I know what you mean though - I would love to be able to move it all in on the christmas hols but leave the mortgage till feb!! Would love it if the council would let us store stuff in the apartments till we get the keys that would make life much easier. I only have my couch and beds, and most of the stuff for the kitchen. Just been picking up bits and pieces along the way. Still have to get all my appliances and floors - havent a clue what to put on the windows - might just go for curtains for the time being. Cant really buy much more - my mams house has bits and pieces everywhere. God love her and she hasn't complained once

Let us know if you hear anymore and i'll do the same. Here's hopeing they get their skates on :)

Hi guys!!

I was talking to hte council's Solicitors and they are sending out the Contracts in the next two weeks. Its good news about the snagging nearly finished. Its dragging on an awful lot. I would love to be in for Christmas. Im worried about my loan offer being out of date on 11th January. My broker is looking for an extension for me of the loan offer but it would nice to have the keys as soon as possible.

Check that out...make sure your loan offer doesnt' get out of date.
 
Great news about the revaluation. Anybody know if all the kitchen appliances are standard sizes? What's the story with the cooker & hob? Is it gas? Is it possible to get in at any stage to measure up?
Its worth keeping the pressure on to encourage them to give us the keys before Christmas.

I got on good. Delighted really. My clawback is reduced from 55% to 36.28% Im very happy with that. It great news.

Im going to get an electric cooker and hob too but didn't ask for anything to be done to the gas pipe. Not sure what I should do. any advice?
 
I dunno Yvie, i guess you should get on to Property path and ask them can they blank off the gas pipe for you??? if not youll have to make sure from a gas professional that its ok.

Hey all - i'm delighted for everyone wtih their clawbacks.

The gas pipe in the kitchen is already blanked off for saftey reasons. If you decide to get gas appliances the pipe will be reopened to install them - so i've been told!

My solicitor just rang to say the council's solicitor told her to expect contracts early next week. And the council just told me that the snags are nearly done. Also for the section 23 relief apparently the councils solicitors have these documents - make sure to get them on the day you are signing the contracts. Make sure to get your solicitor to ensure they are handed over then. My solicitor laughed when I aksed her - apparently this part can drag on for ages if its not sorted out straight away.

Thanks for the info re. gas pipe. I rang up the council today and they told me they were nearly finished snags too and my Solicitor was told last week that the contracts would be sent out in the next 2 weeks. I got my loan offer extended. It was out of date on 11th January so I got it extended for another 2 months. Thanks be to God. It was touch and go for a while and I didn't know if I would get the extension. IIB Homeloans have stopped doing hte Affordable so will only honour existing loan offers. Its a bad time with the recession.
 
Hey Everyone,
Just thought i'd update for public knowledge sake.

I recieved my clawback letter today.
The new value of the 1 bed apt is €197.5k, asking price is still €127,868.
Claw back is now 35.26%.
Market price has dropped about 35k so i'm happy with that.

The apartments are being opened tomorrow at 10am for a bunch of us 'late' buyers to do a snag list etc. The guy in PP told me its unlikely that we'll move in before christmas, but i think they might of just been my 'group' since we are only getting our snag lists done.

He said 90%+ of the apts came down in value with the revaluation.

The Council's Solicitors were waiting on an undertaking on compliance or somethiing like that and when they have that they will issue contracts. Im hoping that some paperwork will get done before Christmas is not all.

Im hassling my Solicitor but he can't do anything until he has the contracts. Its frustrating.
 
Rang my Solicitor today, she had been on to SDCC and Councils Solicitors and they are hoping contracts will be issued on Friday but no promises. Heres hoping as time is running out.
