Just moved back to Dublin - where to buy?

Hi - I have just moved back to Dublin after 5 years living outside Ireland. I can't decide where a good place on the south side of Dublin would be to buy for a new family. We have a 10 month old and will be expanding in the near future so am really looking for a family friendly place to live where the kids can go out an play but the commute to town is not too bad. Any reccomendations on a good place to look? I am currently renting in Rathfarnham but am looking to buy anywhere around that general area. Thanks for your help.

Around 650k to 700k. Would like a 4 bed, but could do a 3 bed if area is good. Really just looking for a nice estate for kids with good neighbourly atmosphere, whether it be in an estate or not.

Just to clarify, since I have left areas that would have been nice are not so much anymore and vice versa... there are lots of new estates/areas and to be honest the choice is a little overwhelming. Just looking for a nice neighbourly (sp?) area that kids can play in. Any suggestions / advice would be greatly appreciated.

I only mention Cabinteely because I've just answered another post..I know it's not Rathfarnhum but it's south dub.

'The Park' housing estate in Cabinteely has primary school, a huge park with a top of the range play area, a 24 hr dunnes stores, chemist, dvd store,shops etc nearby. On the N11 bus corridor, luas is coming nearby to Cherrywood and foxrock. Good employment prospects to be found in Sandyford Industrial estate etc.. 10 mins drive from Dundrum, good secondary schools nearby, etc..
(God I'm begininng to feel like the Bord Failte for Cabo!!)

As a total curve ball....I know this is not exactly south dublin but have you thought about Greystones, theres a great buzz about it and it's on the dart and the sea. Great schools etc too.
 
Thanks for that - never even thought of Cabinteely. Do you live near there? Do you know how long the bus takes? I also came across Carrickmines while looking into Cabinteely. Do you know much about that area? Kids etc..? I see the luas will be extended to there which is a big plus..
 
The price of property in Cabinteely is still unrealistically high. You could save yourself a fortune by going a bit further south e.g. Bray, Greystones. You'd get a mansion in Wicklow for the money that you're talking about. You'd be right beside the sea with lots of amenities and child-friendly facilities. You'd be in the "garden of Ireland" as well.
Only problem could be the public transport to and from Dublin. Trains are packed and expensive. Buses infrequent.
 
Completely agree with AlistairDick re property prices and general comments in Cabo versus Wicklow.

A lot of the houses in the Park have been for sale for nearly 2 years. One recently came down 115k, but still a good bit to go..go and take a trip to the actual park in cabinteely, it is great for kids, running etc..defo worth looking at.

It is a buyers market and reality will eventually hit Cabinteely like other places.
 
Cabinteely ticks all the boxes apart from the price. I work in the place and I can see that it has great facilities. The house prices are scandalous in and around the park area. Unfortunately "getting the Luas" tends to cause the seller to add thousands to the price. I do think there are bargains to be had. As Pixied has said, there are houses for sale a long time around the place (owners probably haven't realised it's 2008 and not 2006 !)
 
Alot of parts of Dundrum and Stillorgan are really nice places to raise a family, Good schools,nice neighbourhoods,lots of nearby facilities.
 
Have you looked at Johnstown area in Cabinteely, a bit cheaper and closer to the school and right on the dart feeder/ bus routes just up from Killiney SC too.... nice area, very quiet, slightly cheaper than Park

I second that. However I am curious about the dart feeder. Does the bus go to Dalkey or Glenageary Dart Station ? The 45/145/84 buses are very close by too (for the city centre) as is the 45A (for Dun Laoghaire)
 
What about Leopardstown? There are a couple of estates there, Glenbourne and Gallops. Does anyone know anything about these? With the luas passing through its a great commute to town. Its an easy commute to town that I'm looking for... as thats where I work.

Lots of rough council estates on the Ballyogan Rd beside The Gallops pub and housing estate. I wouldn't advise living near there.
 
Oh that's disappointing... looked like it was ticking all the boxes.. well I'll take a look around cabinteely and stillorgan this weekend.. hopefully some boxes will be ticked there. Thanks for the advice.
Any views on Stillorgan?
 
Sandyford Hall and Leopardstown Heights are great family-friendly estates in the Leopardstown area. They open onto the Kilgobbin Road as opposed to the Ballyogan Road. They have huge green areas which are fantastic for young children and they will have a LUAS stop at the beside Glencairn. The disadvantage of the houses in The Park, Cabinteely is that they are much older than the above estates and probably need more upgrading.

Another thing about Ballyogan Rd is that it is home to the local dump. They are planning on getting rid of this dump. Where are the rats going to go ?
 
For that type of money you could get a nice home in the Dundrum and Ballinteer area. Great family place and has walking access to LUAS, several bus routes, M50 close by, Sandyford Ind Estate, DTC, pubs, restaurants, schools, UCD not too far away, sports clubs, Marley Park, Dublin Mountains so on so on. For your kind of budget would definitely recommend having a look.
 
I found a couple of estates in and around Stillorgan / Dundrum. Anyone know about or live in Lakelands estate and Stillorgan Heath in Stillorgan or Weston / Sweetmount Ave in Dundrum. Lakelands and the area in Dundrum look like its quite old, not many kids but Stillorgan Heath does look quite young, although this is more expensive. Any advice on these two? Thanks.
 
I'd agree that Sweetmount is an older estate. Nice but I imagine not many young families there.

I'd be more inclined to go for a newer build. Ballintyre in Ballinteer have 4 bed houses, nice area up the road from Marlay park and a choice of more than 3 schools within walking distance.

Also lots of houses gone up in Stepaside in the last few years. They've left green areas and built playground etc in the Belarmine development. Transport not as good there as in Ballinteer/Dundrum/Stillorgan but it's improving and will get better.

Most parts of Stillorgan are nice, just not so many young families as more mature areas - though I don't know about the Heath specifically.
