My house is 9 years old so still covered under the 10-year Home Bond guarantee.
I am not the initial owner of this house as I only bought it two years ago.
I have noticed that the PVC windows are in bad shape. There are a lot of draughts coming in. When the window closes there is a gap between window and frame. In some instances it is a nice snug fit at the bottom but can be a 3-5mm gap at the top.
I was talking to the builders who say that since I was not the initial owner of the house I do not have any contract with them so they are not liable -not sure about this.
I was onto the suppliers of the windows who offer a 10-year guarantee with their windows. However, when I told them that my windows are still under guarantee they claimed that the glass is covered for 10 years, the frames for 5 years and the hinges etc for 1 year.
Can anyone offer me some advice as to where I stand on this?
 
Check with your solicitor to check if the Homebond (HB47?) certificate was passed on as part of the purchase and you are still covered. To be honest I doubt that Homebond will do anything about this even if you are covered. They only deal with serious structural issues that the builder will not correct and even then it's a struggle to get anything done. My guess is that you will just have to foot the bill for any renovations/repairs yourself. Did you get the house surveyed when you bought it and, if so, were these problems not spotted?

I have checked with solicitor already and homebond was passed on. I had survey done when I bought the property and nothing was mentioned about it
 
Perhaps you should (also) be asking your surveyor why this problems was not spotted?
 
from my understandind, homebond will do nothing for you in one-off cases. What's it's really for is if a series of houses in a build all have a problem then it will kick in as an insurance.
