Time between signing contracts and moving in

How soon can a house sale go through? In my situation (I'm buying, approved for this mortgage), both parties want the sale to be expedited, and contracts have just gone to my solicitor. No chain either end, no snags forseen: should I buy Christmas lights or hold off for next year ?:)

if both parties want you can close the same day.

I presume that there is some time allowed for a title search, postal transference, bank to print mortgage cheque, etc.

Although I understand each transaction is unique, I'm really looking for guidance on the "usual" timeframe between solicitor receiving contracts and moving in, given the criteria I've posted.

Should definatley be in for Christmas in my opinion. Have recently purchased two houses, both took less than 6 weeks for completion. You can specify early exchange on your contract.
If you have all the necessary surveys etc and are willing to go ahead then there is nothing top hold you up.
Good luck!

i paid deposit on 22th Sept, signed our contract the 20th of october (FTB's into 2nd hand house), solicitor and broker - mine mainly fluffed it up in the beginning with mortgages not being requested and cheques being "delayed in post" and loads of other codswollop. EA threatened to pull plug, finally we are supposed to get the keys friday. - almost 2 months.
Sorry to be the bearer of the "reality bites" news.
Be ready to phone if needs be every day and more - your solicitor, bank/broker whoever. I have found it is the most headwreaking transaction i have ever made. but i'm nearly there!

Six weeks for us, approx a year ago. I believe it can be done quicker though. I agree with nelly on the daily phonecalls - making sure all parties are doing their bit when required.

Thanks for the above three posters for their stories. I'm presuming 4-6 weeks is a good guesstimate to work with, although I'll have to bank on an Xmas slowdown premium.

The advice on making lots of phonecalls is taken. Having lived in the States for the past few years, I had hoped to leave behind the motto "He who shouts loudest gets served first", but I guess this method is de facto in Ireland now too. When does the Celtic Tiger start hunting for WMD's? :)

Yes i feel like i am pestering my solicitor on the last 2 weeks and before that i felt like ,he's a professional working for me, now i feel i never want to meet him or his ilk again - professional my elbow

I know exactly how you feel. The behaviour between my solicitor and my purchasers solicitor was nothing short of scandalous. Professionals my @rse.
