Tenant gets refund of €12,000 in rent overcharged in RPZ

It would be interesting to know if this landlord will be allowed to claim back the tax, prsi and usc paid on the excessive rent over the normal previous four years span.
They probably can, but they would have to provide evidence that they have refunded the tenant in full.
This is why you don't break the law, mind.

Absolutely. My former landlord doubled the rent for the 2nd tenancy they had upstairs. From 1k to 2k per month. New tenants of course wouldn't have known the original rent. And lo and behold, after not bothering to register for 17 years, it was then registered with RTB. I left in 2022 and by early 2023 my former rental unit was also registered only in 2023, despite me having rented it from 2012 to 2022, so my guess is that they doubled the rent there also and then saw fit to register with RTB.
