Tenant did not pay rent - options for getting paid

A family member was not paid for 3 months rent and was wondering about options to recover from tenant who has left (and they left the appartment requiring refurbishment). There is one months rental deposit but nothing else to cover the lost rent. Would anyone have advice on how best to or is it possible to recover this rent?

I think most experienced landlords would say cut your losses and move on , vet your tenants better in future .The procedure for late rent is on the Irishlandlord website somewhere .
Unfortunately some people exploit the tenant /Landlord relationship under the law and Landlord is usually very exposed to being screwed.

I assume that the tenancy was registered with the PRTB. Therefore you can make a claim with the PRTB for rent arrears and any damage in excess of normal wear and tear.

However, you will need the current address of the ex tenant (as is the case with any court claim) as the PRTB do not have a "find a tenant service". This is so that the claim papers may be served on the ex tenant.

If you can manage that, you may get some recompense, but be aware, the PRTB are exceptionally slow is adjudicating claims and it may well be a year or more before there is a decision.

Another good reason for compulsory registration of abode with an associated national identity card like almost every continental country.
