I am thinking of selling my PPR. Its less than 5 years since I bought it. What are the costs of selling a house. Will I have to pay CGT and/or will there be a clawback on the Stamp Duty.
 
1. There is no CGT if it was/is your principle private residence (PPR).
2. There is no clawback of stamp duty if you have not rented the property in the 5 year period, other than under the Revenue approved Rent-a-Room scheme.

Other costs:
- solicitors fees
- estate agent fees

There may be other implications if it was bought under a shared ownership or affordable housing type scheme.
