Tax Liability - Renting primary residence in NI

Hi,
I'm currently living in Northern Ireland but moving back into the Republic where I plan to self-build. My mortgage is with a ROI lender and I have no other properties. Can anybody advise if I will have a tax liability if I rent my primary residence in NI for 6months while I go through the planning process in the ROI. My intent is to sell the NI residence to help fund the cost of self-build in the ROI. I do not however want the property to be taxed as an investment property given it was/is my primary residence. Thanks.
