For the west of Ireland this is very expensive for a site. I have just bought a site with FPP the same size as the one you are looking at for 100K and it has spectacular views of 3 counties. No-one else can build around me as the land is owned by BNM.

The EA could be a spoofer. No harm in making an offer. Don't be emotional when you make an offer or you'll end up paying over the odds

site is in sligo close to the city but a nice rural area.its 1.5 miles from city centre. are site prices going down significanly in line with decline in house prices?

Most sales people are spoofers to some extent. Goes with the territory. Their job is to extract as much money as they can from a buyer for the goods/services on offer.

If the site is in or near rosses point, Strandhill or North Sligo then you are not been ripped off as these are particularly scenic areas of the County and much sought after.

if your max is 225, why dont you offer 200, cheeky i know, but if the vendor really needs to sell, then you might just get lucky.

i think people are getting confused between house prices and site prices, these two aren't linked IMO, sites are getting more expensive due to the fact the people aren't willing to pay the big money for estate house which can be poorly built and don't represent good value for money. From what i've seen, one off houses have never decreased in numbers and there number is increasing.
In saying that 350K for a site is a bit ridiculous as you have to build a house on it after that, no point buying a great site if you can only afford to build a small house on it IMO
