Residential Premises Rental Income Relief (RPRIR) 2024 Tax Year - How to claim

AAAContributor made the point above the legislation states its a tax credit, which should mean getting the entire amount instead of just a percentage @ your marginal tax rate. I guess that's the last thing we have to clear up and I believe waiting for a response on that enquiry.

the person I spoke to in Revenue was surprised at how it was not calculating properly for me. I'm going to leave it a while anyway, see if it's updated to work correctly.

I've had a query in with MyEnquiries for a few weeks now without a response.

I called the Self Assessed Income Tax line today and spoke with someone that is aware that the relief is not being accounted for correctly by ROS in the 'Calculate' section of Form 11 and that Revenue are working to address it.

The person I spoke with suggested to go ahead and file the Form 11 and leave a message on MyEnquiries to get Revenue to amend the return on their end. Alternatively, one could hold off until the fix is in place and file the Form 11 then (albeit there's no indication as of now as to when that fix will be in place).

Thanks for the update. I noticed that if you enter the details for RPRIR on the "Irish Rental Income" tab, in the "Print View" tab of the form 11, the rental income section contains some lines on the RPRR [retrofitting rental properties relief]. I've not entered anything in that section to claim relief. I wonder if there are some error in the background code due to confusion between the similarly named RPRR and RPRIR.

They've consistently ignored any enquiries I've made about it through the ROS system and never respond. It's good to know that's across the board and can only assume it's because they know it's incorrect and don't want to put much about it in writing.

Also helpful to get verbal confirmation of the issue, that its definitely not calculating correctly and that they are working to fix it. Thanks for sharing.

The latest information from Revenue is that work is underway on a fix for the issue and that the expected release date for the fix is 24 March.

However, Revenue is conscious of the impact on taxpayers filing tax returns with RPRIR claims and is working to try to resolve by an earlier date.

Revenue have confirmed that it will review and correct Form 11s that have been submitted with RPRIR.
 
The form 11 is a bit of a mess at the moment. The "Calculate" page doesn't work for me now, as the WFH expense amount I've entered on another page is being duplicated into the "Flat Rate Expenses" section. I have to manually clear flat rate expenses every time I want to see the Calculate page.

The update has been applied and appears to be accounting for the relief as the legislation intended.

In the Calculate section where income is charged to tax at the various rates: standard-20%, DIRT-33%, higher-40%, relevant rate-41% (i.e. exit tax), there is a credit included called 'Capped Relief for 2024 period - Self' which will apply a credit for €600 for the 2024 tax year (if applicable).

Thanks, great it's sorted. Although I feel like they implemented in a really weird way. I figured they'd just give a tax credit in a similar way to medical expenses.
 
Think I'm in the same boat.

I contacted ROS via My Enquiries on the 3/3/2025 and no response.

When I enter the Income Relief fields and press calculate

... I just get a vague error message:

and none of the fields show any information about the error.

I guess best to ring them!
 
This morning I received an amended notice of assessment from revenue this morning via ROS.

All figures are the same except the tax overpaid figure. It went from X to X-€480

A difference of €480 which is exactly what they messed up with in calculating the Landlord tax credit.

What's going on there? It's like they reverted it back to giving me 20% of the €600 tax credit which is €120 meaning €480 less than the actual €600 credit.

I have 30 days to appeal it says. I have an active tax clearance.

The relevant section from the legislation is quoted earlier in this thread. As long as your net income from rental [after expenses, mortgage interest etc.] is at least €3000, you should get a €600 credit.

Yes I fit the criteria. I'm saying i filed my return, got the €600 credit and not revenue have amended my return knocking €480 off my refund owing.

My preliminary tax was more than 2024 return so my refund is 480 less. How / why would they amended my filed notice of assessment?

Seems very strange
