thanks for this info, would you recommend that i get my solicitor(or the solicitor of the guarantor) to try negotiate with the building society (ICS) therefore bypassing the broker to get this kind of agreement?
normally lenders will not formally agree to a timespan to release. easiest way to look at it is when borrower can get the loan in their own name without support then if existing lender wont agree to release...unlikely as they dont like losing business...borrower can arrange fresh mortgage and get the guarantee released. signing guarantees or joining in mortgage deeds is a serious matter and contrary to popular belief a guarantee does not die when guarantor dies.
