quote for new build...too pricy?

I am going through the same process at the moment in the West Cork region- my initial quotes from builders in this region for a 3000 sq ft house are coming it at max 310k to min 230k, which for a builders finish I believe is quite expensive still. This is inclusive of vat. I have 31k worth of windows and doors in the house which is pushing the price up and solar panels

Was your price Vat inclusive- From shopping around I am still unable to get that sort of value.
Did you have to do much of the work yourself to get to that price?

we went direct labour with ours as well. 3200 sq ft house cost us 258k, nearly 80 euro per sq ft. thats down to the knifes and forks in the drawer and us sitting down in the sitting room watching Sky!
we went with hollowcore as house is 1.5 storeys;cost us 5500 with Moylough (area of house is 1600 sq ft x 2 =3200).well worth it.
that included groundswork, 600 sq ft garage, septic tank, solar panels. have 5 zones of radiator heating and back boiler stove. solid oak throughout. its a very high finish throughout. still have lawns and some walls to do outside which will swallow another few grand!
i nearly ended up in the mental home but i think if you had your own house and weren't in a panic it wouldn't be that bad of an experience. am based in mayo.

no matter what, any builder will need 30k+ out of a house build for himself. it will always be more expensive that way.
 
Another option would be to hire a Project Manager to look after build.

Its kinda in between Self build and a Builder.

I am just about to start building in Galway County, and have hired my engineer to source the labour, materials, and manage build. He recokons that I will save at least twice his fee, as he can get materials cheaper and able to make sure all the build goes to planned.

I do not have much of a clue about building so total self build was not an option ... but learning quickly ...

What's the area of your house? Thinking of going project manager route as well. Just wondering what would be a reasonable amount to pay the PM? Incentive would also be to come in under certain price and timeframe.

Hi Guys,

I was talking with a timber frame supplier in the UK he was giving me a quote for a timber frame house + windows & doors Ex VAT. He told me they always supply at zero v.a.t. in the UK because with a new build no v.a.t. is chargeable (lucky UK self builders!)

He never supplied to Ireland before. Can anyone tell me how what the procedure would be if I did buy off him, how to administer the VAT and how much would it cost?
