As I have worked in a PQS firm,with a Contractor and Developer I think you are better off hiring a QS who is working for a Main Contractor or a Developer rather than a PQS firm as they will have a better handle on costs, have better contacts, and will be able to get you better discounts.

He said get a Qs from a contracto/developer background rather than a PQS (who would have more consultant experience rather than actual building but may well have good construction experience). From what i read he actually contradicts you completely ;) or are you now saying that a QS should be employed?

Why pay for a QS, get quotes from numerous Builders prepared by the QS with a schedule of rates as suggested by Patrick2008, or as I also said to price for all eventualities and fix that price.

What I said was "You could also give your drawings to a builder and ask for a price to build the extension and for him to include for whatever he sees necessary including possible unforeseen problems that he may have encountered on similar projects before."

Why pay for something that in the current market you can get for free.

Sorry for the confusion, but I do not see the point in appointing a PQS.
