Portmarnock - whats it like

fitzer, you said "lower stamp duty of 15-20k cos they're new builds" on the houses near the leisure centre.

Don't really understand this. I would have thought they fall into the 9% stamp duty category (Even for FTB's) as they are over €635k.

Just interested to see if I'm missing something??
 
Thats what the guy in Gunne's said but I didn't look it up as it was out of my budget anyhow
