Overnight and Travel Expenses travelling to rented house

I have a house which I rent out in Limerick, I live on the east coast. 4 - 6 times a year I travel to Limerick to cut grass, trim hedges, general maintenance. This weekend I am travelling there and given the amount of work that needs to be done, I need to stay overnight in a hotel.

Questions:

1. Are my travelling expense, petrol, tolls etc tax deducible when I do my tax return?
2. What about hotel expense?

However if you employed an agent/manager/caretaker locally to do these things for you, the payments to him would be tax-deductible.
 
I had a chartered accountant who said I was allowed reasonable petrol expenses. I travelled 7 or 8 times a year from Dublin to Longford so used fill up a tank down there and claim that one tank annually.
