Not using an estate agent

We’ve gone sale agreed on a property in the last couple of weeks, that’s why I’m selling our current home. But, for the last year or so, I’ve gotten some experience of EAs. One or two have been extremely slow to deal with. Never answering the phone. Slow to get back to you about bids and counter offers, etc. I’ve learned through that experience which agents NOT to use on our house sale. That’s if we use one at all.
 
Have to say, my experience so far (from initial meeting at the property to getting photos/video/floorplans done to getting listed - not at the viewing/bidding stage yet) with Auctioneera has been great and their online system and whole process seems pretty efficient.
 
In your position you have to get the highest possible price for your house. Without doubt using an estate agent is your best option irrespective of a neighbour expressing interest. You have one person interested in purchasing; your estate agent has many more and can source more if necessary.

Your neighbour probably is interested in getting a bargain price. You’re selling that house only once, do what is most profitable for you. Better looking forward than looking back.
