New Houses in Diswellstown Castleknock

If you are not getting them over wireless then that's expected, to get 360Mb/s over wireless you almost need to be in a test lab with the latest devices. E.g. Iphone 7 rather than an Iphone 6s would make a big difference.

You should get that speed majority of the time if you have a laptop with a 1Gb ethernet card and are plugged directly into the router.

Has anyone in Diswellstown Manor had an Eir line connected wether it be through Sky/Vodafone or Eir themselves?
 
Gave up trying with eir and sky (as they use the eir lines). Two weeks of waiting for engineers to check if it would be possible to get either in.

Signed up with virgin on Monday and had the box Tuesday, plugged it in and it worked. Should have saved myself two weeks of back and forth
 
Hi all, are any of you in the houses nearest to m50 in hamilton park? Am thinking of purchasing one of the north west laverys that are on the m50 side. Im pretty sure Ill be able to see the big blue exit sign from the m50 when I go view the house this week as I could see it from certain parts of HP. If I can this would probably be a deal breaker. The noise doesn't seem too bad but don't really want to be spending that amount of money with an eyesore right in front of the house. I hear they're putting up a sound barrier but will that consist of trees or anything to block motorway and signs etc? Would like to hear opinions from any of you guys already living there. Really like the house and location apart from that. thanks
 
Provided there are houses between you and the M50 it might not be too bad, but if you have straight direct line of sight of the M50 with just open space in between, I would not be keen on that at all. Its not primarily the noise, its the seeing the cars and trucks whizzing by that would get to me. There are loads of houses in HP, so there may be better options. Re noise barrier, Sherry Fitz are very vague about this. What stops noise is a berm (artificial hill), trees and a wooden fence just block the line of vision but not noise.
 
Any time I lived near a big road the dirt, soot and grime was the biggest problem. Perhaps they are far enough back to avoid this air pollution.
 
We moved into the Northern part of Hamilton recently. Like you, the M50 noise was something I was nervous about (even took decibel readings prior to signing). I'm relieved to say that I can't hear a thing in the house, perhaps due the wooden frame structure, but its really quiet and peaceful. You would hear more traffic leaving near a country road. Depending on which way the wind blows, when you step outside you can hear it more some days then others. I understand sound barriers came with the panning permission. Can't see the M50 from where we are so can't really comment on that. Hope this helps. Best of luck

Hi Bobby79, are you in a semi-detached house in Hamilton Park? We have recently put a deposit down on a semi-detached osbourne style house and wondered about the noise between houses. Can you hear your neighbours? Maybe you don't have any yet?! Noise traveling between timber frame is a concern. Does it cause you any trouble? Advice appreciated.
 
Yes it's a semi D and neighbours have moved in recently, haven't heard anything so far. I could be wrong but I understand timber frame have better energy insulation, and sound insulation goes hand in hand with that. Whatever the reason can't hear neighbours anyway, hope this helps
 
Sound barrier is a condition of DM and HP getting planning. They seem to have started it if you see the access road just before the toll bridge when coming to entrance of DM. Crazy insulation in HP so no noise from neighbours.

Not sure I'd be keen on looking at a flood lit sign so agree there but think the entire boundary of both will be planted with trees. It looks like it in the plans. It they will take a while to grow. Mulberry and College Gate have a similar set up so take a tour there to get a possible idea of what it could be like?

Not sure there are lots left though. A friend was looking in HP last weekend and thought there was very little available choice so was thinking of waiting for next release to see what was there. I think the reason he was looking at just getting one now and taking the plunge is that he believed they would go up again in next phase so wanted to avoid getting hit by that. Are next phase plans out yet?
 
Thanks for the replies. I went to have a look last Friday and you could clearly see the blue m50 sign and even trucks whizzing by from the house and the road. Yes the houses are very well insulated and you could hardly hear anything from inside but outside it was noisy and you may want to sleep with the windows open during summer or be out in the garden etc and it is noisy with the windows open. There is some spare land in front of those houses but its private land and as its that near the m50 its likely the builders wont get planning permission to build any more houses that would be closer to the motor way. Best case scenario is they build a sound barrier using a bern, fence and trees but you would still have that private land is front of it which probably wont be maintained as its private. I can imagine the builder will be stilling paying for maintenance of land years after they're gone and houses have gone up.
 
Hi All,
Had a few questions on HP. We got a bit late in our decision on buying the 4 beds/Osborne style and they were all gone by late December ( also because I didn't see any show houses for the 4 beds / Osborne style in December and didn\t want to put down a deposit without specs on kitchen etc..).
Does anyone know if there will be more 4 Beds/Osborne in the next phase and any planning ref no for next phase this spring ? .I checked with the vendor concerned few weeks back and they were very vague on any 4 beds in the next phase- probably because they had 3 and 4 bed detached available at that point in time and wanted to sell them quickly ?

From the work on site, it would seem that the osborne style houses on Diswellstown Way (2-12 & 21-35) are in the process of being built / almost ready. Were these ones available in the last phase? If not, I would suspect some of these will be released in Spring.

I agree - it's difficult to get information from the vendor as they are focused on selling existing houses which are available.
 
I think they were 490k for a normal semi d. The corner sites were much more, 575k I think but seem to have bigger kitchen/diner.

That was a really popular house and got the best orientations I think in the estate. They seem sold out as the ad is gone and they never usually take it down if still planning to release in new phases. In fairness for a good size 4 bed it was probably good value. I think north facing plots went in phase 2 for 460k but not 100%.

A south facing Swift went for €450k during Phase 1. I think that was one of the best value houses in the D15 area at the time.

The Osborne just seems to be a re-branding of a Swift from what I can tell, the extended kitchen seems to be on the other side but other than that they appear to be the same size and layout.
 
Yes the south facing ones were 450K and the north facing ones were 440K in the latest phase.
 
Wow that was good value, were the two on the first road more then? The first ad had all 4 beds at 490k starting and then it changed to 440 or something? Weird how the EA has handled the ads.

At 450k that would have been a bargain. The 3 bed is 450k now so I'd say the builder is kicking himself! Explains why they are sold out though...

The osbourne is not a rebrand. They have reworked the back of the house and switched the kitchen/living area around. I think it works better actually. Not sure if the price went up as a result....
 
Thanks a lot . Interesting that vendor website now mentioned the next phase as being due in summer , so there seems to be a delay here in the ext phases of HM .
