Moving to Galway City

I'm in the process of moving jobs to Galway and considering my options around areas to live. Are there any Galway natives out there with suggestions on preferred areas? I am looking to buy 4 bed house, and have a young family. I am considering Oranmore and the East of the city moreso as I will be working on that side of town.

Thanks

Just bought a house in Roscam, halfway between Oranmore and Galway.
Yet to move in but all indications are it will go smooth, and place is nice.

Hi,

If you are willing to live a bit further out there are 3-4 bed semis in Tuam(20 miles away down the N17) for 175-220 mark. But you obviously trade off with a smaller town and being a bit further away.

not Tuam, yuk.

Athenry or Loughrea if not Oranmore

What is wrong with tuam, compared to Athenry or Loughrea?

You can buy a new 4 bed-semi for €180k and only 20 miles from Galway city.
Two new shopping centres, new swimming pool and new bypass.

As a Galway native, I would definitely recommend Oranmore (quite a bit of development there at the moment but that will all be completed in the next year, and no more is planned). Also Clarinbridge and Kilcolgan are beautiful parts of the city.
Also think about Renmore - a nice mature residential area, good for families and just 20 mins walk into town. On a frequent bus route, with shops / school etc nearby.
More than willing to give you as much information as you need about areas of interest...

Tuam is ok - there are some dodgy areas, but also relatively cheap new houses in up and coming parts of the town....

Also, to give you a rough guide (although I'm sure you've seen it yourself on property websites and newspapers etc) - price of a 4-bed house in Oranmore, Clarinbridge or Kilcolgan is approx €250 - 320k (Oranhill, Bluebell Woods are the newest developments). From €220 - 280 in Renmore, and a little less in the areas further out (Athenry, Tuam).

The Galway Advertiser is published on Thursdays and has a very comprehensive property section (downloadable on www.galwayadvertiser.ie)

a lot less in Tuam because it is Tuam.

Athenry is good. Oranmore full of teenage yobbos nowadays, Renmore between Church and Lough Atalia is an excellent choice , otherwise a bit far out or studenty.

"a lot less in Tuam because it is Tuam."

Do you not think that this is more of a perceived problem rather than a tangible one...??
This being an image problem, that it will work its way out over the longer term?

Heard traffic from Lough Rea, Athenry into Galway can be dreadful at peak hours...

I'd take this into consideration when buying...take a spin into Galway from the area you've narrowed down at peak time to see what it's like...

I'd do this no matter what part of the country I was buying in.

I have just moved from Galway city to Loughrea. The houses in our estate are going for 200,000 - 4 bed semi. I also work on the east side of Galway.
From my experience, at peak times it takes as long to cross the city as it does to travel 20miles to Loughrea. I find Loughrea a little far out, but anywhere between Craughwell and Oranmore is good. Craughwell does not have much infrastructure but there are some building developments under way there.

Traffic into Galway at peak times is heavy but at least it keeps moving. You are not at a complete standstill.

I think to say that it is fare to say that all new estates have young families moving in. You have to expect that in 5 to 10 years that most of these young children will be coming into their teenage years and we all know what happens then. All estates go through their highs and lows.

Good luck moving to Galway.

"I'd take this into consideration when buying...take a spin into Galway from the area you've narrowed down at peak time to see what it's like..."

I think this is very important. I would go so far as to say that you should base yourself according to the side of Galway that you work. As someone pointed out, getting to the city limits is never really a major problem, but crossing town is a disaster area - that will only get worse...seeing as theres no sign of a proper ring road for Galway!

I wouldn't have thought you'd get a 4-bed house in Renmore for 220k, more like 250 - 280k. Oranmore is expensive and is getting very built up. However, if no more building is planned then it might stay ok.
I personally would stay away from anything in Doughiska, hundreds of houses being built with few amenities, think it could be a trouble spot in a few years time. Carnmore might be worth looking at, out near the airport.
I find Galway in general is much more expensive than say, Cork or Limerick and only marginally cheaper than Dublin.

Best of luck.

" alot less in tuam because it is Tuam"

Obviously this guest has not been in Tuam for a long time. There are currently 14 building sites in Tuam - building apartments,semi-ds,detached,townhouses etc at prices well below Galway, Loughrea, Gort , Athenry etc. New state of the art swimming pool on the way, a beautiful new shopping centre opened earlier this year & another one opening in a month or so. Flowers beds & baskets everywhere & arts festival starting Aug 19.
The word perception springs to mind!

Would anyone who lives or knows about the Doughiska area of Galway comment on the area in general. How are the bus links to the city centre etc.? I am considering there or oranmore and wondered people's thoughts on both areas. What is traffic like from oranmore at peak times?
Would anyone reccommend other areas for someone working in the mervue area with a budget of <300K?
Thanks for any replies.

I own a house in doughiska. There are inho some terrible estates in the area i would not live in them in a fit but there are some great estates in the area as well. The area should be lovely in about 5 years when the finish the area but at the moment its just one big building site but i would still prefer it to knocknacarra as the planners seem to have learned form their mistake there by making sure there will be proper amenities in the area.

As you ask for personal opinions, I wouldn't touch Doughiska with a bargepole. Oranmore would be a much safer bet.

Don't understand where the comparison is between Doughiska and Knocknacarra in relation to amenities.

Knocknacarra was about 20 years old before they even got a supermarket. The plans are in place in doughiska for for proper amenities and the area is going to be a lovely area but it will take time. There is a lot of traffic from oranmore to galway in the morning and again from galway to oranmore in the evenings.

As far as I'm aware, there are plans for social/affordable housing (can't remember which) in Roscam and in Doughiska. Agree that it's a massive sprawl of housing estates, with very little green area and amenities.
Oranmore is definitely better as it has a village centre and easy access to the sea and countryside.
