Investment in multi-family unit

Spotted a "single property" with a small number of separate apartments, not 100% sure what is the accepted terminology in Ireland for this, I believe it's called a multi family unit in many countries.

Don't see soo many of these in Ireland. Has anyone here got an interest in them and can share pros and cons and valuation logics?
 
Check for either 'pre-63' or full Planning if its an old converted property.

If a relatively new build (last 40-ish years) check for fire rating / structural issues and BER.

Are these all rental properties?
 
Build in 2000s I would say. Yes all rentals, 7 apartments. I'd expect may be opportunity to add some value by making enough changes including BERs to warrant rent increases beyond any rental cap that might impact it. With part financed I think numbers will only work if I can add value on these types of units. Yet, open to how others look and assess them.
 

I have read a few threads, with some strong views that company structures do not make sense. The arguments seem logical. Yet, it does not sit with me that some element is being overlooked, given the amount of advice elsewhere towards company structures. Is it a volume question, if so where is the line?

If someone has a fairly clear path to 10 units over the next 10 years, how should the think about it?

If I was a bit older with some more major life events behind me, ownership via pension seems the most tax effective path, but I would fear lack of access to the cash at a future date if needed.
