I agree also not to invest in the old communist style buildings for the reasons mentioned, but I have concerns as to the affordability of the Polish people to rent at the prices quoted in the newer developments.

Rental returns have plateaued in Ireland and the UK owing to oversupply and are now actually reducing. Are you saying this is not the case?
I have never found it a problem. Providing you go for low-rise blocks, close to parks, shops, public transport etc, you will not have too many problems. If you buy a new flat in a hole like Marki, you will have more problems renting in out. Young people like to be near the action they do not want to have to take a taxi from hell to breakfast in order to have a night out.
I lived in Warsaw for 10 years off and on and the comments on the board about people being in tune with the Polish psyche are interesting. It would be nice to be so sure always
I am renting out my apartment in Warsaw at the moment for 2000 PLN for a 50 sq. m flat in the centre. Similar flats are going for 11,000 per metre I bought it for 3750 eight years ago
Can you really get 800 euro for a 70sqm property in Mokot[SIZE=-1]ów[/SIZE]? If you have had very little interest, then perhaps this is the main reason?
I would consider the development to be in a very up market location.
I am seeking 40pln/M2, smaller apartments in the development are advertised in or around 50pln/M2.
the reason I am being told is that there is little interest is that I dont have the movable furniture included in the apartment pictures and most of the tenants want furnished apartments,
"I reckon that the lack of furniture ought to result in you having to drop the price by 500 PLN per month to compensate for the lack of sofas etc if you do not want to shell out."

I took your advice and advertised unfurnished for 500PLN less, sure enough about 10 days later I got tenants for the apartment and it is now rented. In total I had advertised to rent for approx 6 weeks before securing tenants.

Having now been through the mill and out the other side, can I ask what you paid eventually for the fit out per sq m? Also on the rent side, are your renters Polish or foreigners? Professionals, workers or students?
