Hi all,

I would be most obliged for information on the following:

For the last number of years, I have - with some difficulty - been able to navigate my way through Form 11 on the ROS system. However, from the end of December this year (2024), I will cease renting out my property. I'm aware that from 01 Jan 2025, Form 11 will again be available online for completion. Therein lies my confusion; as I will only receive PAYE income from 01 Jan 2025 onwards, I presume that I will not be obliged to pay preliminary tax for that year. Does anyone know if there is a facility on Form 11 whereby I can notify Revenue of this fact? It would seem preposterous having pay to preliminary tax on income that will never materialise.
 
I don't see why you would have to pay preliminary income tax. Based on what you say the amount due is NIL.

However if Revenue issue a Form 1, you will have to go to the trouble of completing and returning it. You can contact them now and notify them that you no longer have income outside of PAYE and don't need a Form 11

The OP should formally deregister from income tax with effect from 31/12/2024.

If this is beyond them on ROS, they can manually complete form TRCN1 and submit a paper copy to Revenue.
 
The preliminary tax you paid in November 2024 was a prepayment of tax due on your 2024 income - thus includes the tax due on your rental profits for 2024

Any balance due when you file your Form 11 for 2024 in 2025 will be due by Oct 31 2025

If your only income in 2025 is under PAYE then no preliminary tax will be due in November 2025
