I would assume this has happened on many occasions would like to know if there is anything i can do. I signed a contract on the word of the estate agent and now find he lied have asked for our money from builder but dont hold much hope of getting it back. is there anything we can do to the estate agent.

You probably need to post more details. What sort of contract did you sign (booking or other)? How did the EA allegedly lie? Did you engage a solicitor before entering into any agreement or signing anything? If you did then you should be talking to them. Is the EA a member of the IAVI or IPAV who have codes of conduct governing members' behaviour?

he told us that the front of our house would have a smooth finish only after we specifically asked the question. They showed us a house with
a smooth finish as our house was not ready. Asked a couple of more times and asked other people working in their office all with the same.Took the inlaws to see the house. He brought us to see a house with tile cladding on the front of the house again asked would this be on our house or would it be a smooth finish pointing to a house across from where we were standing and we recieved the same answer. signed a contract believing the EA and now he is not even denying that he said this. Its is a binding contract and we are only relying on the good will of the developer. I think the EA is quiet well known and would have a good rep i think

Would you not look for the developer to provide the finish that you looked for, how do you mean
is there anything we can do to the estate agent.

Does your contract not state what type of finish. I think you should talk to your solicitor. Alternatively if the house is not yet finished the builder can still give you a smooth finish if you ask him.

We have asked for this and becaus of planning it is impossible to change this even down the line even though we own the house. It is part of a developement of afforadble and social houses even though it is seperate from the social and affordable houses it is still part of the developement and the same theme is running throughout even though we were that this was not the case. As i said we have signed the contract paid over 40,000 euro dicussed it with silicotor and she said it was really up to the kindness of the developer. No problem with this it is the lying by the EA agent that i would like to address

What you are looking for is a miracle. An Estate Agent that doesn't tell lies. You'll be lucky.

I would like to sue him might be a wake up call time not a problem money and somewhere to live would take the wind out of my sails though

Think its taking the wind out of their sails already !!
