Estate agent not notifying me of every bid...

Look at any auction - whether it's property or a junk sale. Auctioneer will always revert to the immediate previous bidder initially - even if it's just a fleeting glance.

There can only be two in a "top two". Any hesitation and they look for the previous underbidder and that can suddenly create a new top two who bid against each other. But out of respect, it's the previous bidder that gets the first opportunity to bid again.
 
So firstly, the EA should have contacted you, no getting past that.

Secondly, when you did bid, did you say this was as high as you could go?. Also are you a cash buyer or in a chain?.

so, here's how things have turned out..

I rang the PSRA - spoke to a lady.. she said it was indeed odd that the EA did not contact me after the other 2 bidders had placed offers since mine.. and that there would be nothing wrong with asking EA what happened..
So tried calling EA - no answer, then i emailed her.. wasn't aggressive - just wondering..
Then her senior called me.. said that the "x" rang his junior EA after "y" bid €455k - "x" then bid €460k on phone..
NOTE - all contact between the EA and I was via email - esp. regards bids. She told said that from the start - all bids had to be done via email - so seems she had made a boo boo there by accepting the bid from "x" for €460. on phone.
From here on, only contact has been with her senior EA.
So, in the heel of the hunt, after a few more bids, my last bid was accepted.. woo hoo.. sale agreed.. booking deposit paid, engineer booked for survey and solicitors engaged. And sale agreed is now on the add.

Jan, you sound stressed or and frustrated with the quest to get a home. I have empathy for the situation. I am glad you got sale agreed.

For future reference or for other readers; moaning to the EA isn't going to make the houses sell any lower. Email bidding or over the phone - it doesn't matter, a bid bigger than yours is a bid bigger than yours. There is no value in generating noise about process. If the EA says the current bid is X it doesn't matter if it's a phone, email, or straight up fake bid, your choice is to bid over or bang out. The only secondary choice is timing and value.
