It's always nice to hear how a situation panned out, so here it goes.
When we advertised privately, we got interest from a few parties and got an offer. After accepting this offer, the potential purchaser had issues renewing their mortgage approval which had just lapsed and the offer disolved. At that point we decided to place the house with a local estate agent. We have now closed on the house.
The market certainly seems to be on the way back down in terms of price, as we didn't get the asking price which was acheivable 6 months beforehand according to the property price register. We did however have the pleasure of meeting the new owners when they came to take measurements.
We had a good experience with the estate agent we employed, professional and very good at communication even when the purchasers ran into delays.
