Hi All,

just wondering if someone can help me, I am very new to this topic!

We have been offered a three bed duplex house in Coill Tire, Doughiska, Galway for 210k. anyone know if this is a good price or if the affordable housing section will discuss prices or take offers? is it the price advertised and thats it? we have mortgage approval already.

They wont take offers its not open to negotiation, but where you can haggle is on the clawback percentage . If the bank value the property at less than what the council value it , which is likely to happen in the current climate, a good solicitor should be able to get the clawback percentage reduced.
So if the council say the market value is 260k for example , but your bank say only 240k, get that in writing and have a chat with your solicitor .

renter27 The affordable houses in Galway have been sold on the open market. My understanding is that there is no clawback involved?
 
there is no clawback on this house, not sure if that is across the board with Galway City or just select houses. so in this case can we try and haggle? bank will be doing valuation early next week. suppose we can always try just wasnt sure if they will entertain it!

The affordable house in Coill Tire at €210,000 is advertised on daft.ie. Take a look at the other private listings in Doughiska up to say €250,000 and compare the value.
You may need to stay with the affordable scheme in light of the small deposit required and that is where the real value comes into play for most young couples.

Have you tried for one in An Leargan. I think they will have better resale value in the future......distant future that is!!!!! An Leargan (affordable) sold for €220,000 just
recently against the previous price €280,000 in the summer. They are O'Malley built and sell at $325,000 if not affordable housing. They ARE good value.

Thanks for that Ann, very interesting reading. We are getting the bank to value it hopefully today or tomorrow. The small deposit is the main reason for us going this way, dont have 15k to shell out on a deposit. hopefully it will work out. never know they might accept a smaller offer. We are meant to have our answer by wednesday yet I rang them on friday afternoon left a message and no1 got back to me!

this house is the best location for us, knocknacara side wouldnt suit us at all.
