Noticed one of the comments said he was keeping ea honest by posting on DAFT. One of our resident legal eagles here can correct me if I am wrong, but even if you sell your house yourself you still owe the EA his percentage fee. Once you have engaged him to act for you he can charge you his fee.
So scenario of disgruntled Over bidder/ unsuccessful bidder calling to door and wanting you you to go with them, you will still have to pay the EA if you go with doorbell ringer and not the EA's recommended purchaser.
IMO EA's are despicable/wonderful people if you are Buying/Selling. Delete as appropriate.
It has been a few years since I have bought a property do they still cull the buyers by insisting on cash buyers?
