Just checked back in and see the various posts. Maybe you do need to have a good search (get those rose tinted glasses off!!) and then after that, if Archerstown is for you, you'll be definite about the reasons why. I was in an estate the other day dropping off one of the kids, White Ashpark, it's further up the Milltown road if you want to stay on the Archerstown side of Ashbourne, and there is a semi detached house for sale in there. No idea of price but it looks like a lovely estate and might be worth looking at? Also, have you looked in Alderbrook (have relatives living there and they love it) ? If I was in your position, I would go to see every semi detached house in Ashbourne, if that's what you want and wouldn't get too caught up about price, you're in a great position so I would take your time, check out everything and then you kow you are making an informed decision.
