If you own an investment property that is an excellent long term investment and have enough funds in an ARF to purchase. Can you use the ARF to purchase the property if you need to raise cash?

No. Apart from the general wisdom or otherwise of using your pension to buy property, you cannot move a property you already own into a pension structure. Any pension transaction must be at arms lenght.

Your ARF can buy an identical property, as long as you have no connection with the property or the vendor. It must be let on the open market also.
Whether or not you should do this depends on your overall financial circumstances.

Thank you for your responses. Selling the investment property to raise the cash is probably the option I need to investigate.

No. Revenue do not allow your ARF to buy a property from yourself.
