Affordable housing Dunlaoghaire Rathdown-Parkview, Belarmine & Thornwood

I think they don't want to progress this further till Unit 8 is near ready. I'd be certain they will get the show apartments up and running first. As mentioned before the builders are working late so its progressing at pace, nothing we can do but sit and wait.
I also heard that Unit 7 was on hold since no one would buy them in the current market unless they lowered their prices.
 
fyi ... DLRCOCO confirmed there are 70 units now in block 8 all affordable housing.
 
theSte - do you know exactly where Block 8 is? I was over there on Saturday and the concierge said that blocks 7 & 8 were the units over Dunnes and the other retail units. Is this correct?

Unit 8 faces outwards to the estate, its therefore going to be the closest to the Luas, there are some other interesting plans for Unit 7 there.

Those plans are very hard to see clearly aren't they! The 2 bed units are really hard to make out. I know they say the orange ones are 2 bed ones but when not able to look at them up close, the drawings look like they are 1 beds.

I tried to save the images as pictures and zoom in but it doesnt make things much better! Its like one big mystery!
 
The majority of the two beds for unit 7 are duplexes (and will probably be same for unit 8). You come in and the master bedroom is on that floor, you take the stairs to the kitchen/living room and second bedroom. Will be interesting trying to get furniture in there! Thats probably why it is harder to see the two beds since they are on different floors!


Unit 7 faces out towards the shopping area, unit 8 towards the main part of the industrial estate.
 
Ahhhh.......right.......that makes a bit more sense alright! Duplex is good, generally means more storage space and space in general? Furniture.....ha, bit of a problem alright. So, we'll have nice views of the industrial estate then :)
 
Would I be right in saying then that Cubes 8 will back out onto a building site where the next phase of development will start?
 
I am not sure if there will be a development across from this since certain company buildings block this (Novell etc), unless its going to be at the HP site, across the road? I think the bedrooms look into the bedrooms of cubes7, we will be above a multi-storey car park - which would be handy if our parking is beneath - i.e. direct access.

Incidentally the plaza across the road (currently under construction) will also contain boutiques and shops. There is a diagonal intersect, and looking at the long term plans should meet when the Luas Stillorgan station is shifted further up the track - making our walk shorter!.
 
Thanks Artois for good reply about renting out AH, I agree that AH scheme is defenitely designed to help us to get affodable payable house and I am not going to rent it out if I get one. I am a novice, here just applyed for AH last summer and ready waiting for long time to be lucky.

Its interesting to think that the developer will be able to hold onto other apartments in the development and not be forced to drop the price because of us all paying him 300k x 70 = which is like 21 million.

The plans for unit 7 are useful however it seems to me that unit 8 is different, if you look at the balconys jutting out of the drawing they seem to be totally different in each block.

I have tried to go through all the Landmark planning applications on the DR co co planning website but have yet to find the plans for unit 8. If I get a chance over the next few weeks i might visit the planning dept and view a hard copy of the plans.


I looked at what is supposed to be unit 8 this evening, while driving through Sandyford Industrial Esate and it seems to me that the scaffolding is down and they look finished(granted it is hard to tell from 20metres away). I also think that our names would not have been given to Sherry Fitz unless the council had snagged the building and approved each apartment.

Service charge sounds like an absolute nightmare. Its more expensive than car tax, tv licence, health insurance and car insurance combined what a rip off.

Are the council going to be the ones to do the snagging on BSQ? I know they normally do but BSQ seems to be set up slightly differently with the council having little or no involvement once the offer is accepted by the
applicant?

Artois - where do you think the entrance into Unit 8 is? Might go over for a look tomorrow evening.
 
Hi Mac,

I'm pretty sure that the entrance is at the end closest to the Luas line. In fact the door is installed and seems to have both a code and buzzer facility.

The entrance to the car park also seems to be at this end as you can see a lane which runs parallel to unit 8 and leads underground. The lane is between unit 8 and the existing industrial estate.

I'd love to get up to the top of the building and see what the view is like. I know it will probably be lost to us in the future.
 
Got the following email from Sherry Fitz this morning regarding BSQ:

You have registered your details for the affordable housing with Dun Laoghaire / Rathdown County Council and they have forwarded your information on to us.
We act on behalf of Landmark, the developer of the above development, and they have asked us to make contact with you to make you aware that we hope to be able to organise a viewing for the apartments in the above scheme soon.
We will make contact with you when we have access to these units.

Received a copy of the above email this morning. Sounds like they will be in contact very soon. Lets hope they are reasonable with their valuation.
 
I checked up at BSQ last night, looks like the first 4 floors are nearly ready. Floors 5 & 6 are way behind. Although the other side of block 8 another matter - the scaffolding is still up!
 
hey guys,

I had an interview with dun l rathdown 2 weeks ago. Even though i am only 109 on county list i was told if i could raise enough for a two bed in beacon south quater then i would be pretty much offered one right away.

Unfortunatley im buying on my own and cant afford this so will have to wait for a one bed wherever they come up.

Dont you think its strange that im so far down the list to be made an informal offer, unless all 109 people have already turned it down which doesnt seem right!!!

any ideas?
