Advice: Moving out my PPR and renting it out

Hi all

Looking for a quick bit of advice on a couple of things.

Am moving out my PPR and renting it out. Should I contact ESB and get it disconnected or should I take a reading when tenant moves in and then ring ESB and give them tenants details to get bill moved to their name ?

Secondly, where can i get a lease agreement ? ( I know some were posted on here before but cant seem to find them)
 
In answer to your ESB question, you should probably not get it disconnected but wait till the new tenant has accepted and paid deposit and take a reading in their presence. You can then ring the ESB as the previous payee and change the bill to the new tenants name giving them the reading. They will forward on your portion of the bill to your forwarding address.

Just one other thing and apologies if it a simple question but new to this.....

Is it standard to get 1 or 2 months rent in advance and should this be done before or after signing any lease agreement?

i.e if rent was say 1k a month do you get 2k upfront and then they pay a back month, start renting 1st Sept and pay for Sept on the 1st Oct.

Sorry if this obvious but never rented and first time landlord.
