Adding extension over existing garage conversion

Hello, just trying to get a ballpark estimate these days for adding a 1st floor extension over what we already have at the side of our house. This has foundations to support the extra storey. Probably looking at 20m2 and really it’s comparing pros and cons to doing an attic conversion (priced at 50k). In Dublin area.

Thanks, 60k for both sounds ok. Our attic quote to be fair is based on a side dormer and an ensuite shower room included.
DeeKie, a DM of who quoted you this would be appreciated if you wouldn’t mind.

Presume we’d have to move out if looking at the 1st floor extension work option ?
 
Moving out makes things easier but try find a short stay rental that’s available and not costing a massive amount of money can be tricky
 
Hi @BJ101, having recently complete a renovation, I'd assume there would not be a material difference in the price between the two. Would you be building over a garage in a Semi-D? Often garages are narrower and the resulting room above may not be that useful as a bedroom.

The attic conversion is likely easier given there are multiple companies that do them vs trying to find a builder willing to do a small job.
 
Is it reasonably easy to figure out if foundations of an existing kitchen single story is good enough to take a 2nd story

Would like to go up on existing kitchen. Approx 45m^2 up to a standard apex roof in Dublin

Are you still looking at 3k / m^2 for additional story ?

A good builder or engineer will be able to tell from a couple of holes dug around the perimeter outside.
