25,000 euro for plumbing new build?

I'm waiting at the moment for a plumbers quote to come back to me and after reading this post I think if he hasn't already put everything on the quote in detail I will be asking him to. It's hard to be an expert in every area so you are trusting thier advise and hoping that they would be reasonable with price and not robbing you blindly.

I would persume it would be acceptable to hold back some money for 6 months to a year to ensure that all plumbing was working OK? As if you move in during the summer you may not have tested the heating system out fully. What would others think?

You would persume wrongly. You would need to draw up a contract and include a retainer clause in it. Best of luck getting a business to sign it.

Your best bet is to use a reputable company that will honour a 1 year guarantee.
 
Thanks DavyJones, I kinda thought as much. It's just you never know until you truely test it out before problems arise.

Also just wondering DavyJones if you are going with a 3 heated system, does solar panels work well with solid fuel. I am planning on putting in oil + rads and a multifuel stove to heat the rad and hot water but that when the stove is on the oil cuts out so that I am not using both. Solar panels will just heat hot water, would I need a triple coil cyclinder for this? Also fitting TRV to rads, putting in zoning for 2 areas, not sure what size tank will be needed but my plumber is working this out along with the btu for the stove. Is there any other suggestions that you would recommend or anything I'm looking past?

Soalr panels are on a completely different circuit to your home heating. See it as a stand alone system. you will need a triple coil cylinder. Each heat source = one coil in cylinder. Cylinder size probably 300L.

Are you going for a pressurised plumbing system?
you could save money by fitting a copper cylinder as opposed to a stainless stain one.
 
Haven't thought about a pressurised plumbing system? Not really well up on it does this mean having a combination boiler?
 
No.
It means either pressurising the cylinder by the mains water supply = no tank in attic.
or
Havin a tank in attic feeding cylinder, after cylinder a pump would be fitted pumping hot and cold water through system. you would have high pressure at all outlets, Shower, wash hand basins, bath etc.

you would have to use a stainless steel cylinder for opt 1but could use a copper cylinder for opt 2.
 
When anyone tells me "I'll look after you" - get worried. We got caught like that also with a wall & it was a lesson well learned - always get a quote! I was disgusted with myself that I'd been ripped off - a neighbour no less!!
Re-negotiate!!!

I say be brave, call him in, ask him for an detailed breakdown of the price. Write to him if you feel you wouldn't be up to a face to face confrontation. You were overcharged. If you get him to knock even a few thousand off you'll feel better about yourself.

Can't believe there are still cowboys like him around??

Apologies to Spicey for interrupting your thread, trying not to get caught out so keeping myself informed. I wonder could you take that guy to the small claims court or threaten a solicitor on him perhaps it may frighten him into reducing his price.

Compared to that, your cost is very high.
 

First of all, if there's no contract, and no price agreed, then you stop paying any money right now. As sure as a contract protects the purchaser (you) it protects the vendor (plumber). The absence of one means as sure he can't pursue you, either. Especially if, as you say, the work isn't up to scratch.

Sorry for you trouble, but I'm the wringer with my plumber/builder too, and have just had my 'day out' with builder for round 1. (which he lost, btw......)
 
i feel sorry for you and ashamed of fellow tradesmen you have really been conned. if your ethics allow, dont pay any more,get a reputable plumber to snag and put right, have plumber hike bill, add pain and suffering, present to previous plumber, may have insurance , threaten to find out same, he could lose his insurance due to shoddy work. as for the tiles it sounds like they will all have to come up as the wrong adhesive was used, did tiler, tile shop or local hardware provide same. is you porc black.ps what part of country
