Hey all,
Looking to buy a a property this year and for a variety of reasons, Stepaside is probably the best location for me. I am interested in a few properties in the Belarmine development and I'm wondering does anyone have views on the place.
Also, what is the current status of the 4 Bay Halting Site on the Enniskerry Road?

Thanks

HJ

Which part of Belarmine, house, apts, etc. More info and we'll all be able to offer more advice to for you

Going for a 2 bed apartment. I'm just looking for peoples views on the development as a whole. Good services, location to shops etc..

Not sure, its not the new Plaza development. I'm looking at apartments that have been built in 2004 i think.

its a castlethorn development.
belarmine apartments are a lovely spec. we had a 3 bed duplex here and recently sold it. parking is an absolute NIGHTMARE.
no assigned spaces, and far too few spaces to cope with the amount of residents, it was extermely stressful so we sold up and moved out, i am aware of a good few residents who did likewise

I cannot imagine selling up, just because the parking is bad. Couldnt you campaign for more/better parking with the management company?

I've lived in Belarmine. Personally I thought parking was pretty much ok where I was (a 2 bed mid-terrace). Someone told me it was 1.5 spaces per dwelling which sounds good.

Now I live in another estate , 7 houses in a row, 9 parking spaces, and 1 of the houses takes up 4 spots. I'm a really laid back person but to be honest I can understand mrsg09's frustration if s/he has parking issues.

From what I can tell some parts of the estate have generous amounts of parking, especially around Belarmine square. I'd say you could always find a parking space but it wouldnt always be outside your house.
It doesnt bother me much to be honest.

My Brother lives in Belarmine and I have never had a problem getting parking spaces.

Now, to actually answer your question:

1) Apartments/houses I have been in in the estate are all finished very well.
2) Shops are due to be done this year there, but I wouldn't hold my breath, current economic climate may stop some people opening shops in the complex.
3) New school being built there, as well as a creche already built and operating.
4) As far as I'm aware the 4bay halting site is still going ahead, but it is being strongly opposed by the local developments (Belarmine, Aikens Village, Park View, The Rectory).

As for the 2 bed apartments, I remember viewing one of the 2 beds a few years ago, the smaller 750 odd sq feet one. IMO, don't buy one of these, they are quite tight, very small living area, very small balcony and the 2nd bedroom si so small you couldn't swing a cat!

Well, if it's one of the ones I looked at I can imagine why. Is it one of the two bedroom apartments with it's own front door and a stairs leading into the apartment?

I spent a LOT of time looking in that area (I live up there now in Aikens Village) so can give you my opinions on the different estates if you want to PM me any questions.
